Browse Forums Building A New House 1 Jan 23, 2014 6:19 pm It's fair to say I have read over my fair share of posts and forums these past few months!! As a soon-to-(hopefully!)-be new home owner I thought I would share my little journey as to how our house is built - mainly because I always looked at other posts to get some ideas and advice on everything and anything build related!! Down to specifics... Builder: Home Group WA House design: Cannes (with a little modification here and there) Block: 468sqm Settlement on land: 14.01.2014 So far the process has been a little lengthy - but this is more due to our time spent choosing banks/builders/options etc. We actually chose our house before our land! So it felt longer since the developers took a few more months to release the titles. Let's hope the build goes as smoothly as possible! Re: First Build in Jane Brook with Home Group WA 2Jan 23, 2014 7:37 pm welcome holly+callum HGWA have been great for us so far. we picked our house plan before getting the block and a good thing too because were going to get a 500m2 block and that would have been too small!! we took our time too! I will be following your post Re: First Build in Jane Brook with Home Group WA 3Jan 24, 2014 7:45 pm A follower! Oh bless I'll have a looksy at your build! I think writing on here has actually started to make the whole process seem more 'real' if that makes sense? I emailed HGWA today to see if we could book in a date for Prestart but alas, they are still working on our documents and it'll be another 3-4 weeks until they're finished! Speaking of Prestart -- it's so daunting! I've been googling and researching all sorts of building terms. Plus on top of not knowing about everything there is always that looming 'what will the final cost be' moment!! I've gathered some prices (RRP) for tapware but who knows what the builder will charge on top of that.. For now i'll continue to window shop at freedom Re: First Build in Jane Brook with Home Group WA 4Jan 24, 2014 10:28 pm a TIP for prestart = Take your time and go over your check list twice!! and a bonus TIP don't watch the clock!! Re: First Build in Jane Brook with Home Group WA 5Jan 27, 2014 6:44 pm Another HomegroupWA build - welcome holly+callum! I will also be following your build, its much more fun when you have people to get excited with! Don't worry about pre-start too much, I think the pre-start people are more scared of us than we are of them! And speaking of no clock watching...we actually had to come BACK the following day to complete everything as we didn't get it all done in one day (I don't think our pre-start lady was happy about it though)! So just take your time and do it right, it is your house after all Re: First Build in Jane Brook with Home Group WA 6Jan 27, 2014 10:31 pm Oh goodie!! I love finding new Homegroup builders, especially since it'll be a while before our build starts. So yes, I will be living vicariously through everyone else until then I think Prestart will be ok, I just need to write absolutely everything out and that way i'll feel better about it all (I'm a like organisation a little too much lol)! But like you said dee_77 - it's your house and you shouldn't finish until you're happy Happy building everyone!! I'll keep you posted once something exciting happens! Re: First Build in Jane Brook with Home Group WA 7Jan 29, 2014 12:34 am Yes take a list - I love lists! I had a huge list I took with me into our prestart meeting and would have been lost without it! If you haven't already make sure you check out the 'things you forgot' thread - it is SO helpful Re: First Build in Jane Brook with Home Group WA 8Jan 29, 2014 11:32 am Prestart was so much fun and the girls are so nice and are very helpful.. so no need to worry. congrats and goodluck with your build Home Group WA Monte Carlo Timeline on Page 1 Re: First Build in Jane Brook with Home Group WA 9Jan 29, 2014 11:41 am Another HGWAer here, welcome holly+callum. We're building in Forrestfield, so not too far from you. Building the Rivello and we too are waiting for those all elusive final docs and to do prestart. We spent last Friday doing the rounds, sorting out tiles and cabinetry etc. Was a long day but def worth it, as it is all coming together really well. Good luck with your build and as suggested before, triple check everything and then get someone else to check if you are unsure.....to give you an example, we got our plans only to find out they had put our triple garage with a 'note to owner' on it to say that the third bay could not get a car into it as the opening was only 2.2m when car width minimum is 2.4m .... we questioned it because who on earth pays stupid money for a 3rd garage bay to not be able to park a car in it. Happily say tho, they fixed it with no hesitation and no cost to us. So check everything, even obvious things that should be right. Re: First Build in Jane Brook with Home Group WA 10Jan 29, 2014 2:05 pm good pick with the third garage Re: First Build in Jane Brook with Home Group WA 11Jan 30, 2014 12:51 am Dee_77 I'm a HUGE fan of lists as well! I even made a list of questions for when we went to all the different builders haha made things easier though! I've been looking at the 'things forgotten ' thread with a fine tooth comb SO handy!! Hi Marcia!! I'll be sure to keep an eye on your build too Such crazy news about the garage!! Bet you're so happy to have that sorted! Thanks for the words of wisdom girls.. I'll be triple quadruple checking everything tomorrow! Re: First Build in Jane Brook with Home Group WA 12Jan 30, 2014 11:18 am Hi Holly+Callum, My partner and I are also building in Jane Brook and must be in the same release as you with settlement happening middle of January. What lot number are you? We are 2202 on Wiltshire Ave with 462sqm (roughly) block. How are you enjoying the process so far with Homegroup WA? Sounds like they are taking the time with contracts like Blueprint! I cant wait for prestart and the whole build process to start. Look forward to hearing back from you. Eleanor Re: First Build in Jane Brook with Home Group WA 13Jan 30, 2014 12:46 pm My mistake we are building on lot number 2200 Re: First Build in Jane Brook with Home Group WA 14Feb 04, 2014 8:23 pm Hi Eleanor We're lot 2215 so it's basically the same size as you! Can't wait to see what you've done with your space!! Did you collect your little present from Mirvac? We picked ours up on Sunday.. it was a nice little surprise! Re: First Build in Jane Brook with Home Group WA 15Feb 05, 2014 12:30 pm I looked at the plans and you are pretty much in line with us but the block of houses over! Yeah I went to Mirvac on Monday and picked up the champagne, look forward to celebrating over a drink this weekend. We have booked our prestart for next friday 14th, have you heard anything further about yours? Blake from the land office said the first slab in our release is due to go down this week. Hopefully things get moving for us in March. Fingers crossed for both of us to have a smooth build! Re: First Build in Jane Brook with Home Group WA 16Feb 09, 2014 8:42 pm Woohoo! The drop from our back fence to the neighbour is HUGE!! I think yours is more flat though Haven't heard anything about prestart yet but from going by the time line they gave us it should be another two weeks and (fingers crossed!) something will happen.. How exciting that the first slab is going down!!!! It will be so nice watching everyone have their little dreams built Here's hoping for smooth sailing! Re: First Build in Jane Brook with Home Group WA 17Feb 18, 2014 10:03 pm Look forward to following your build and feel a bit better taking a novel to prestart Providence Estate - Wellard, WA - Ventura https://forum.homeone.com.au/viewtopic.php?f=31&t=68532 Pinterest (all selections): http://www.pinterest.com/aimees88/final-house-selections/ Re: First Build in Jane Brook with Home Group WA 18Feb 19, 2014 9:55 am Hey Holly+Callaum Also following as a fellow HGWA'er We're building in Ellenbrook and had our bricks delivered at the end of last week. Can honestly say the admin side is a bit frustrating but gets exciting when the building starts. I concur about prestart, take your time. We too had to return the following day, we went a bit overboard and had to take our list of upgrades home and go through and take some out due to cost Enjoy the journey Re: First Build in Jane Brook with Home Group WA 19Mar 14, 2014 4:59 pm After lots of waiting we have Prestart on Monday!!!!! WOOHOOO!! I've visited the lot a couple of times but no change yet.. Still a sand pit. I'm sure something will happen once prestart is over! So i'm busily getting lots of paper work in order and triple checking all the choices and changes. We have already made a few changes when we signed up, so it'll mostly be tapware and electrical that we focus on. We will be looking at a couple of the more expensive items, such as, waterfall edges for the island bench, added cupboards to the laundry and some other bits and pieces. Just depends if we can justify the cost! I have worked out a lot of the RRP for our choices so we will know exactly how much they add on top of it. Hopefully it won't be too bad! Fingers crossed and thanks everyone for the kind words and wisdom!! Re: First Build in Jane Brook with Home Group WA 20Mar 14, 2014 11:40 pm Good luck for Monday..Exiting time ahead Thanks NativeZen!
