I have been looking into this website for months and have gained valuable info . I just got the 1st draft from our builder. Because we have no experience with house plans, I could not resist myself from posting it here. It will be very helpful if you guys have a look and suggest for any modification. Would you buy a house in future if the floor plan is like this? That will drive you nuts I think. Also there is that awkward space in the pantry where no shelves fit - what is that for? Is that the fridge recess to the left of the pantry there? - I would like wider doors to the alfresco - seems a shame to have only a fairly narrow double door slider there - I'd make sure the front door has glass inserts or sidelights otherwise the entry may be quite a dark area Which way is north? Just think the jut out part may be a little odd. You will want a door on the audio visual Agree with Emy on your kitchen/pantry layout. You have wasted space to the left of the pantry there, I am sure with a bit of fiddling you could make the most of it. Consider sound insulation between the laundry and Guest, and if you move the robe, the WC and bed 4 Just before the laundry is a small alcove, will that be a broom closet? Just because the noise from the theatre room will be wuite loud in the living area if there is no way of closing it off. I agree with the above point to make the WIR in Bed 1 an l shape, make the most of robe space! Could you move the robe for Bed 4 to the back of the house like Bed 3 so it isn't taking up space inside the room, then the two robes will even out the back wall so it isn't such a small bit sticking out. Does the linen/store room have shelving? And the cupboard in the garage? (I like the cupboard there!) It might not be something you want but I would make the shower in the ensuite go wall to wall so it was bigger (only if the floor space wouldn't be too small by doing so). I have found having a large shower to be wonderful You can add overheads above the fridge recess? Also make the pantry shelving into an L shape on the right side for more storage, even if it is just a narrow shelve. Door to the study? So overall its not a bad plan? I have also been thinking about the points you have raised. Something has to be done with the WIP. The space near it is the freeze space. -robe in bed 4 outside like bed 3. -will have a look if there would be any space in the en suite if the bath goes wall to wall. -Double door to AV room/single to study. -Bigger sliding door to alfresco -L shaped WIR in bed 1 Have been thinking about extending the garage to the fence so that we won't have to put 2 side gates. Currently the length is about 6.5m. Do you think it will look odd if we extend it to 7.5m? We are also thinking of raising the ceiling in the entry to 31c and putting a double door (1.6m) to the entry. Any thoughts? North is towards 10-15 degree N. I have been thinking the same and just can't understand why that space is left like that. I will discuss with the builder about that. I thought of extending the laundry, but again feel that none needs so big a laundry. Any other ideas for making use of that space? Re: Home plan advice 9Jan 21, 2014 8:31 pm Personally I'd swap the toilet and shower in the ensuite - and make the shower the full length of that wall, so instead of the approx 900x900mm it is now, make it 900x1800ish or whatever it'd work out.
Also, I'd bring the toilet next to the main bathroom so its door is right back to where the doorways to bed 4/bath are and give yourself that extra 150mm or so in the toilet, and perhaps have a small sink in there to wash hands before putting potentially 'poopy hands' on the door handle to get out... And also better if someone is in the main bathroom. The wardrobe space in bed 3 is awkward. I'd have the robes for bed 3/4 on the shared wall maybe. The space that would have been down the side was hardly big enough to be more than a narrow walk way so would have been a waste! Much better to utilise sotrage and work bench space for us. It does involve extra costs for having the house on the fence line but you could build it up to the fence line (so the fence would be right against it) to avoid that is you wanted? Also doesn't look bad from the front, hardly noticeable! So we are thinking of giving up the idea. The builder is charging 1.3k for front render paint which I thought would be standard. Anybody has any idea about this? As we are thinking of going for internal painting outside, is it a good idea to do the front render outside as well? Another question: builder says site cost will be 16.5k ('A' class soil with S class footing, no inclination). Is it the standard site cost price? If you just do a 400x200 footing it will fail in time.
