We have already had our overheads built into the house price, but as ours was a custom house, it was just included. So wondering what we will be charged for the gas struts. Thanks Nic Hey Nic...we had already included the cost of adding the overhead cupboards into our initial contract as well so that prestart cost is just to make them horizontal and add the gas struts in. So that should be a good guide for you. A huge thankyou to everyone as we would have been much more lost and unprepared if not for all of you and especially the 'things we forgot' thread! We have been the proud owners of our very own sandpit and invisible house for what feels like foreverrrr now so I am SO excited to finally have something to post about and share with you all - yay! We started the process in March 2013 with HomeGroupWA and had Settlement of our block in the Piara Central Estate on 1st July 2013...it has been a looong journey to get us to where we are today that's for sure! But we did manage to squeeze pool in there which I am very excited about! Who needs a backyard when you have a pool right? After completing our plans we have found that the paperwork side of everything has taken an extremely long time and we had quite a few hiccups after our pre-start meeting which was on 16th August 2013, including a whopping pre-start bill initially - we nearly died when we saw the figures! We have be fed the same 'there's a state-wide shortage of brickies' line that a lot of you have been fed and are not happy about it at all! Considering we should have had a slab last year its not like its a surprise that we need brickies on site...you would think. After sending a very looong email to them at the start of this week voicing all our concerns and how unhappy we are (as well as many many phone calls on our part) we still have no response! I was a bit concerned because the started building on my slab after 7 days . I'm sure that a record for this forum. They say longer the better . But to a point . You will start building soon . But I also missed out on some great ideas Wow Melsie only 7 days thats crazy - definitely sounds like a record! Was there any damage to the frames that you had delivered on site beforehand? I hope they dont think they will be using our frames if they are scratched or dented...which i think there is a pretty good chance they will be. Kinda now you see now you don't . Which is pretty sad . I guess if there is real damage they will be replaced . They will stay wrapped up in black plastic until glass goes in , so I guess you won't tell until then . I good bricklayer won't put any up that have real damage to them. Even worse when they turn up do a couple of days and then disappear without an explanation from your builder. We'd recommend a huge dose of "Deep breath and count to 10". If you let it get to you you'll go mad or have a heart attack. Hopefully you'll get someone soon. Judging by other HGWA builds once they start it seems to go relatively smoothly. At least you should do better than our 1 trade per month. I'm not sure about the pipes which look worse for wear now. I know a lot of H1's who employ independent building inspectors but they only come through in stages which for you I think would be when the slab is complete. Maybe note the things down and ask the builder first about the window frames. You don't want them to get scratched. Looks like a great block. Totally jealous of all that sun. No wonder you are getting a pool. Maybe the pool will be finished and you can laze by it with an esky and watch your build. Hoping they get a wriggle on soon for you.
