Display version is out of our price range and a bit too big for what we need, but would be interested to hear from anyone who has built the Chateau - particularly if you've built the smaller version, to see what kind of alterations you made and prices of alterations. It's a rare design that I think suits my block perfectly (corner block) and has everything I want. Lots of natural light. What I am not sure on is the summit promotion. They are saying its around 23k worth of gear for 15k. And my salesperson will throw in raised ceiling and stone bench for free. Problem is the promo ends Tuesday. We could never quite put our finger on what it was, but to us, there was just something about them all that we really liked and felt comfortable in. To steal a line form the castle, "it's the vibe of the thing your Honour" May also be worth asking the sales person if you could get a discount on the construction price in lieu of the promotion. Must be missing a step somewhere. Agreed about the Summit displays - just something a bit special about their layouts I think. Congrats quickdraw! Keep us updated on how you go What variations did you make? My thing was the kitchen too - want to keep the bigger kitchen and pantry/fridge area (and kitchen windows) though seems like there isnt a good way to make the layout work for it on the 15. Also want to keep the high ceilings in the living - everything else I'll compromise on to get the price right. Did you take them up on the promo too? From memory 31 Course throughout kitchen, living and entry (Free of charge) Stone Bench (Upgrade for free) Extended the kitchen bench and added servery Extended living windows as per display Removed recess at entry Convert Study to Workshop/Store (locked up with a roller door) Double vanity and larger shower in ensuite Extend centre section of house by approx 1m (i'm near my limit of % of dwelling to free space) This increases the courtyard size too and theatre Smaller feature window in theatre Double robes in minor beds Sliding door from Master and feature ceiling Sliding door to theatre Double sliders from kitchen area Window splashback in kitchen Now the WIP my architect mate suggested to remove the door to allow the light through the kitchen. I like this idea but now not sure about just shelves for a pantry. I'm not sure i'll take the promotion. But now that I have put my deposit down I still have the option too later. Its $15,000 for - Upgrade Cornices (not sure on the value) - Internal Paint (approx $5000??) - Ducted A/C (approx $10k-$15k?) - Superwall I will look into the A/C as the fine print says its only designed to cool/heat 55% of the home at once which sounds like its underpowered. In terms of your questions: 1) Each feature ceiling (recessed ceiling) that we included on our plan (Theatre and MBR) with Summit cost a standard fee of $1,870 2) I'm a big fan of having a bulkhead above kitchen cabinetry - to me it gives a cleaner finish than simply having a gap between the top of the cabinets and the ceiling. A few things to consider on your plans - take them or leave them, I'm not fussy 1 - Are the theatre sliding doors cavity sliders? 2 - Can the 820 door at the back of your garage become a slightly larger roller type door to enable machinery into your back yard (such as a dingo or compact bobcat or similar)? 3 - Is the front of you garage T-Bar or Pelmet? T-Bar ensures brick above the door. 4 - Ensure your garage has sufficient height / width and depth for your needs (we went 6.5m * 6.5m - I've seen people on this forum go 7m+) 5 - WIP looks good - a cavity slider here may be useful in place of the standard door (or no door per your annotations). Consider wrapping shelving around the wall with the window (do you really need a window in here? what's more important to you in this area - storage or light/view?) 6 - Where you have feature window near the hotplate, is this a window splash back? We've gone with one of these in our plans and love the effect when we've seen it in the display homes 7 - Will you be having a waterfall end on your kitchen bench? 8 - The wall between your servery window and double slider isn't aligned / centred with the bench. I like it when things all line up nicely where possible. 9 - Master Suite WIR - Consider fully closing this off and having a double cavity slider opening from the centre of the WIR. Should provide you with slightly more shelving space. 10 - Have you got enough storage for the vacuum, broom, mop, ironing board, iron, clothes arieres etc? 11 - Consider a wider entry door for visual effect. 12 - Can't tell from the plan, but is the door from your laundry a sliding or standard door? Probably not, I'm really limited with access anyway and the house will be pushed back so there shouldn't be any need for any machinery going around that side and back as there will be no back yard. 3 - Is the front of you garage T-Bar or Pelmet? Unfortunately my house area is already at the max for the block and the R-25 coding. The door removal idea was the let the light through as that wall is North Facing. Window is standard here. I will look into increasing the shelving. We are currently building it and seeing the potential we fell absolutely in love from the moment we saw the display. We chose the middle of the range and tweaked it to our liking. Still trying to sway hubby We're in early stages, just had our house valued so we can start looking into finance etc. Going in to speak to someone from summit tomorrow arvo to look at land possibilities and some of our build ideas to get an estimate on what the build might cost with what we want in it. Here are our plans as promised for 'The Chateau' that we are currently building. We have changed it dramatically by flipping the master and living/kitchen areas, the IT nook is now a WIL and we move the laundry to the study area so now that section is a small IT nook and a powder room/toilet, we made bed 4 slightly smaller as it is just a guest/activity room with sliding door access to back yard (later I might give this room a small private courtyard of its own, we extended the alfresco a bit, added a backyard access in garage (roller door) added a parent retreat and extended the WIR so there are shelves all the way around, ensuite is different also with an added bath and we flipped things around to fit it in, laundry is off the garage so we can walk straight into a wet area and talk shoes and jackets etc off. My favourite part is that sculler with a servery window I LOVE IT! Later on we are planing on adding an outdoor kitchen area to the backyard so I have placed a servery window in the main kitchen area near the sink also. Now it is fully bricked and we can see the size of all the rooms we are very excited and the house is just massive! I wish I had of made all of the ceilings 31 course and the garage roof higher also. I desperately wish I had of remembered to add a window in the laundry. These plans have been amended since as I added over head cupboards in laundry and scullery so now all we have in the laundry is a door. I wish I had of made our WIR slightly narrower and allowed some extra room in our bedroom area. I also wish I had of made the IT nook slightly larger but I will do. It is very exciting seeing it all coming together! We are now at the roof stage. Strangely they have already rendered the front of the house before the roof has gone on? maybe they are waiting on roofie guys? who knows? I've got no idea how to add a photo but I can't wait to see it!!! Sounds amazing Pixelbit I think thats what we will do, just put in the display specs that can't be added after. High ceilings etc. The Summit agent said we can just reduce the size of the 'display' version to fit it on the block if we want. But I dare not ask him what that would cost since I think there's about 100k between the basic version and the display!!!
