We are building at Alkimos too and is a West facing house, with our living/dining/study/alfresco North facing. What kind of windows would you recommend/advise for our 2 EAST-facing bedrooms (BR 3 & 4)? We also have a Bedroom (BR2) facing South. Wondering if it does or will get super hot in the mornings in East facing ones if we have a full window? Or should we just have a normal 7-brick course window height? Or will it get too cold if we put a full window on the South facing BR2? Confused! All the houses I have lived on coastal wise were always warmer in the north/west side of the house. Your south and east are less of an issue. East you get the morning sun but it normally sits on the North at the hottest. That's just my experience I am not an expert though!! Its definitely hotter in the afternoon in the living area than the front of the house is in the morning. Not sure which glass to go with but would definitely recommend having them tinted! In summer, the sun rises early so the heat gets into your house and starts heating things up early. This can be mitigated with appropriate window screening, either exterior shutters or heavy drapes. In winter, east and west windows don't bring much heat into the house, but note than that the glass will leak the heat out of the house. Again, this can be mitigated somewhat by heavy drapes to the ceiling. Your south-facing window will also leak heat in winter. You should probably try to minimise these windows if you're concerned about this. Cabinetry and vanities are all in The only problem is I think I've selected the wrong vanities. I'm sure I meant to ask for semi recessed vanities but have signed off on and received above counters. Not sure if I'm a fan or not Anyway no big deal. Worst case I'll buy new ones but I still don't know if I like these or not! Do they look too big/out of proportion? Oh also, they've installed the wrong handles. So ignore them. They're supposed to be rectangle, horizontal and matt finished handles. Will have that sorted.
