The geotechnical report may have been a general survey of the estate assuming a significant amount of fill across the entire development (which may dictate an across the board "P" site classification requiring custom slab engineering to address the conditions on each block). They would need to do a second survey to probe specific points on your block as conditions probably would vary from block to block depending on the original land countours and the amount of fill needed to make it "flat". Just hope that your block is nominally on a rise supported by solid ground in the original land contours rather than a dip down into the swamp, which may mean less fill might have been needed on your block and possibly less need for a heavily reinforced slab - they type of fill used would also be a factor. It will still be classed as a problem site though because that classification is used for any site outside the norms for the other classifications, meaning you need a custom designed slab/footings rather than working off one of the standard "templates" for other slab classes - it's just that you might not need your slab to be as heavily reinforced if your block has a bit less fill. People get scared by "P" site classifications and while they can be bad news they don't always have to be - it just means that the geotechnical engineer cannot predict surface movement based on the other classifications and that the surveyor needs to design a custom slab rather than working off one of the standard templates for the other classifications. The site below gives a good explanation of the factors involved: http://www.soiltech.com.au/site_investigation.htm p.s. site costs aside it's good to hear you're inching closer to a site start Some people apparently have nothing better to do than comment on other people's sigs. Re: P class slab !!! 23Dec 07, 2011 6:34 pm hi cmhamilton long time since we have chattered what happened to your other posts in the WW page?? pm me if you can't say here thanks for all that info,i appreciate all of that. its always good to have someone else explain it. yeah you are right they are going to do another test i think mid to late Jan as the developers are going to work through dec/jan to finish catching up i am looking forward to hearing about your progress Building The Harvard 271 With Dennis Family Homes My Blog http://www.ourhouseinwallan.blogspot.com My Thread viewtopic.php?f=31&t=51625&p=789135#p7891353 Re: P class slab !!! 24Dec 08, 2011 7:57 pm Nothing much really - just a bit of a falling out with a moderator. Not really back here or actively on the forums any more on principle - just popped in to see how you and cat are going, saw your worried sounding post and thought I'd try to put a bit of a spin on it for you so that it's not so much of a "ghosts and mirrors" exercise. Our house is coming along pretty quick - bricks have been delivered and the house should be bricked up by the end of next week with lock-up apparently coming before xmas according to our SS. SS told us today that he's looking to get the plasterers in pretty much straight away after the bricking is complete (only got a couple of days to get our independent inspector in to have a looksie) and is hoping to have the plastering all sorted by the end of the xmas break in mid-Jan. Then things slow down nicely for the pita fixing stage (there's also apparently a -lot- of QA stuff that goes on for all aspects of the home that has to take place)... The Soil classification has little to do with piers. The purpose of the classing of the soil is to identify the clay content and the "average expected range of movement… 2 9817 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 12991 I don’t think so as the floor area over 300 square meters then it is class 3…. 12 17922 |
