My partner an i have received a letter in the mail stating that we need a P class slab for our block! A few people have told us that this is the most expensive slab and can cost thousands of dollars extra!! We were hoping to build with PD in the future, but i was just wondering if anyone knew roughly how much extra we will have to pay to get this slab, as this would have to factor into how much longer we need to save for! We have a p class slab and overall our sitecosts were about $50,000 - that includes slab, retaining walls and a heap of extras that our block cost us. We are building on quite a slope and the soil is "reactive" which I think means there is a lot of fill on it already. We also had some large trees to contend with - the largest which were ours which we removed. They redid the soil tests and site survey and still recommended "p" class. I recommend paying someone else to do a quote as well or perhaps paying someone like "intrax" to do a recommendation on slab so you have some comfort in what you are doing. Fi has moved in!! Our site costs are currently estimated at $18,800 and these will be fixed after the land has settled (i.e. after all the heavy machinery has left the area!). mind you, only 600mm of fall on the block. site costs were around $4.5k in the end Re: P class slab !!! 6May 16, 2008 9:10 am we just had our 12 month inspection from PD this morning (moved in on the 3 June last year).
i think we started building 17 Jan 07 ) when we first bought the land, PD quoted us around $10k for site costs. We waited about 6 months while the land was being released and at the next engineer's report it got reduced. we were not unhappy i can tell you and in case you're wondering whether the house is going to fall down in a couple of years time, the supervisor just went through and said that the fact that we don't even have hairline cracks at the moment is a good indication that we probably won't get major cracking in the house. i rang dad (who is a builder) just in case this guy was giving me some kind of ridiculous PD spiel but dad agreed with him. he reckons the only time we may have serious problems is if the drought breaks and it then has a huge effect on the land. i thought about it before we bought our current block which is 1100sqm but the only problem for us was the PD H&L packages being built were on 650sqm blocks in our estate! I spoke to our CSC today as asked him what out slab class is - he said it was P CLASS - we're in Mill Park Lakes (South Morang) - i was just wondering how much approx your site costs were. I will definitely be getting it tested independently as i totally dissagree with the results (especially since everytime i ask for the results be sent to me i get told it will be in the contract) Re: P class slab !!! 14Feb 24, 2011 11:04 pm We have a P class slab. Couldn't tell you how much extra it cost though as we had fixed site costs. Going off some of the above comments though, fill/fall isn't the only thing that'll give you a P. The soil itself has a bearing too. We've got a lot of clay in our estate and apparently that's not too great to build on. Our house was P with a raft slab and the house either side are P's with piers. My block is dead flat, not sure about fill and rock, but reactive coastal soil. It can be caused by a number of issues, unusually damp soil, trees, land fill..etc the list goes on. I thought about getting my own test done but changed my mind.. Re: P class slab !!! 18Dec 05, 2011 10:18 am hi just wanted to know if developers have to tell you that the land you bought needs p class slab, we just bought land at somerfield same price as everyone else who have a normal site cost for their land but because ours as well as a couple of others was on a ex dam site (which we did not know about)is going to cost tens of thousands more is this fair. The Soil classification has little to do with piers. The purpose of the classing of the soil is to identify the clay content and the "average expected range of movement… 2 9859 I am not sure whether Perth has its own way of doing things in regards to this.
