I don't think the OP is talking about a mortgage broker, but someone who will deal with builders on their behalf. Quite a good option actually, as it will take the emotion out of dealing with the builder directly. If this is the case then I think it is a bad option, never rely on someone to build the house you want to your standards. I agree with others that essentially you will be double handling not only paperwork but also quality assurance. Your site supervisor won't give to hoots about the mortgage broker he will simply build the house to the minimum industry required which we all know is rubbish. A building broker will put your house plans out to tender and building companies will come back to you with what they can build your home for. It is supposed to save you at least 10%. They can say to you yeah x, y and z are included, but by the time you get to your pre-start meeting you find out that isnt the case. A sales rep who is employed directly with the building company has to live with the things they say, so there is greater incentive for them to get it right. From a client perspective they do shop your drawings around to get a cheaper price, but that is all they work on ... price. I am currently using a building broker and so far the experience has been good but not great. The building broker will usually have a list of about 30 builders and he will pick about 10 of them for your build/design to be tendered out to. Those 10 builders the broker selects will be based on your budget and the quality of spec you want for your home. The broker I used has builders ranging from your super high end (e.g. Di Bucci homes) to your lower end (I won't name names as I don't want to offend anyone). Most of the big volume builders in W.A. refuse to go through brokers hence the builders you tender out to will normally be your smaller builders. Anyway we received 10 quotes for our build and the price gap difference between the lowest and the highest was about $140,000. After looking at the quotes and the specs that each builder provided I narrowed down my selection to 5 builders and asked them to requote so that all essentially had the same specs allowing me to compare apples with apples. e.g. told all of them to include shadow line cornices, tiling of bathrooms to ceiling etc.. After that I shortlisted the 5 builders to three builders and then the building broker arranged for me to meet with the directors/owners of each of the 3 builders to see what my comfort level with each one was. Before meeting the three builders I did my own due diligence on each e.g. reviews on forums, searching building claims tribunals past records, gathering independant third party reviews from former clients. Then based on the information I gathered and from advice from the broker I made a decision on which builder to choose. Note that I didn't choose the cheapest quote as many factors were considered in my decision. Before I tried the broker process I had gone to one well known building company and had a similar design to mine drawn up and there quote was roughly about 12% higher than the price I achieved with my builder. The only reason I say the experience has been good but not great was due to one of the builders the broker tendered my design to having numerous poor reviews on multiple sites under a different trading name, and had been to the building claims tribunal numerous times. The broker was unaware of this and actually asked me where I got my info from. If you are building a custom design home that is around or over $500k then I recommend you either go with a building broker or tender your build out through your architect or designer. I'm not sure how much you would save compared to the volume builders on smaller homes or homes with lower budgets so I can't really comment. Essentially going through a broker allowed me to compare prices from numerous builders and to dictate my terms as opposed to being dictated to by one builder and having that builder hold all the cards. I did have to do a fair amount of research myself and couldn't solely rely on the building brokers' advice however if I was to go out and choose a volume builder I would have done the same type of due diligence anyway. Their pre-quote checklist is simplistic - you can download better from the Internet. Anyway we completed it... They then failed to get us a competitive Quote. They only approached one Builder - who had never heard of them.They approached him late in the process - he was unhappy with his dealings with them "I dont want my name linked to this company" They acknowledged ( in writing) their failure to get us a competitive quote ( actually to get us any Quote!) and that we were due a refund. Then began a series of delaying tactics for this.The first was that they would not refund until our Builder started building. Our Builder started - we provided the proof they asked for ... broken promises and stalling began again ... They tried such lame excuses as " due to the Xmas break your refund will be paid on January 11th 2015" - this was in early December! When I pressed them on this their Victrorian Director advised me by text they were having cash flow issues and were unable to pay my due refund ( and the due refund to others)I wrote off the chance of getting my money back and reported them the Consumer affairs ( for not supplying me the service they promised ) and ASIC ( for trading while insolvent ) They change their website , their offers, even their name and have multiple ABN's. I dealt with the Victorian office and its unclear to me how they are linked to the other offices. What is clear to me is based on our experience I would not deal with this Company.
