Browse Forums Building A New House Re: fixed site cost 21Jan 15, 2014 9:19 am Thanks guys, even though current fixed site cost is fine with us, but every time people tell me that they only paid 5k or 8k for site cost all together makes my tummy rumble, lol. Re: fixed site cost 22Jan 15, 2014 9:53 am it honestly depends on the block and what needs to be done. With our first builder we were look at going with they tried to tell us our soil was rated at "p" and they were going to have to drive pillers down into the clay etc... Yet when we went with henley they told us it was H1. And our slab has been engineered and layed and it all seems fine! So I have no idea what Orbit homes were on about! Re: fixed site cost 23Jan 15, 2014 9:59 am Interesting indeed, so at what stage Henley gave you results? I hope they will provide us soil test results before tender (14th Feb), or it would be stressful to make any difference on the tender day. Re: fixed site cost 24Jan 15, 2014 10:41 am Yea you should get all of that at tender with Henley. We signed contracts on the same day as tender as it was just taking too long! We just asked Henley and our admin said that it was fine Re: fixed site cost 25Jan 15, 2014 10:50 am mirz Thanks guys, even though current fixed site cost is fine with us, but every time people tell me that they only paid 5k or 8k for site cost all together makes my tummy rumble, lol. When the neighbour told me their site costs were $50k, that's when my tummy rumbled! I was sooo glad they offered us fixed site costs, otherwise I would have been a wreck, stressing about it until the slab was in. If that was me I would just walk away and find another block Re: fixed site cost 28Jan 15, 2014 9:38 pm stayxtrue Yes I do know that some people in berwick waters have paid that much as well. from memery carlisle homes said they had a few up that way with costs abover the 50k mark! If that was me I would just walk away and find another block I cannot believe they would continue with the build with that type of site costs! But if they already purchased, paid deposit and signed contract I guess it might be harder to leave... good thing we asked about the site cost with henley before put a deposit on the block! Re: fixed site cost 30Jan 17, 2014 12:03 pm we had our insulation upgraded due to the fact we had to have a raft slab.. But we didn't have to pay for it! Just a bonus we received I guess. A family member has a newly built henley house and they say it stays pretty cool through out summer. not to sure how I 2 storey would be though considering heat rises Re: fixed site cost 31Jan 17, 2014 2:22 pm in double story you need to open some window upstairs on eastern side to let the hot air go. A family member has a newly built henley house and they say it stays pretty cool through out summer. not to sure how I 2 storey would be though considering heat rises We had the same, got a raft slab. Went to the house yesterday at about 8:30pm. We are after lockup so the house has been sitting there in the sun all day, no aircon on. We were there Tuesday as well and tradies had clearly been since then but only done a couple of very minor things, so I ASSUME the doors/windows were shut all or at least most of the day and the house was probably high 20s when it was still mid 30's outside, so the eaves, double glazing, whirly birds etc are doing a great job. Re: fixed site cost 34Jan 17, 2014 7:34 pm PEARZ Wilsonxiao - any news from ur admin person? Our energy rating report after upgrading the insulation came back at 6.1 stars! Paid an extra $1200. I wonder how hot upstairs would be in this type of heat?! i havent decided to build with henley . due to the side easement,With the additional costing’s for additional piering, fixed site cost is $19,500... i think thats too much..lol my land is at williams landing.. anyone built in williams landing and how much was the site cost???
