I am Building with henley and was able to fix site costs when i signed up in October. My land was Titled in December.The only thing they asked for was engineering report from my developer.

We weren't charged extra for energy rating, though insulation was upgraded after energy assessment report. But it was covered. We had to pay extra around $950 for translucent glazing layer on all habitual windows upstairs. It was during tender appointment, to comply with RES codes. No other surprises at all. That doesn't sound as bad How did you go with the later part which is the build ? How was the experience with Henley and how was the customer service at that stage. It seems to be pretty good in the start altough alot of people complain of that just going worse ? What stage are you in now ? is the build completed ? only assuming looking at the dates on the previous post I'm in the final stages and hoping to sign a contract with Henley soon !! We are pretty pleased with Henley, no complaints at all TBH. Our build was delayed due to our previous bank. It was nothing to do wit Henley. Our lock up and fixing stages are going to be completed pretty much at same time (by 10th Feb). You can go through my build thread to fundout our detailed experience.
