Hi Everyone,
I've been on here for a while getting some great ideas and 'experience' from reading about other people's building experience so here I am sharing my building experience. I hope that it may help someone like it has done for me.
So a bit about us, this is our first home and we are Gold Coast locals.
We have chosen to build with Simonds and the design is the Sierra. We chose Simonds because they let us do the plumbing and roofing on the house. Then of course we seen a display that we liked, the Sierra with raised ceilings.
We purchased a 900m2 block in The Observatory estate here on the Coast in November last year which is due for settlement 31/03/2014.
We are doing things a little backwards, got our plans signed off this week and we are doing colour selections etc next month.
Anyway I've hung around in the shadows on here for long enough to know how you all like pictures so here's our plans
Some of the things we've changed/upgraded through our builder off are:
St Ives facade
3750mm ceiling height in the lounge/dining area, 2740mm ceiling height for the rest of the house
Bigger shower and double vanities in the ensuite
Alfresco (stacker) doors and louvered windows in the lounge/dining area
An extra window in the family room
Ceasarstone bench tops with waterfall end in the kitchen
We deleted the broom closet in the hallway and added an extra cupboard in the kitchen
Made bed 4 a little smaller to allow for a 2.5m long pantry/kitchen cupboard space
Moved the main toilet to allow for a bigger linen cupboard in the laundry
Extended vanity unit in the main bathroom
Niches in the showers
Things we are changing/upgrading during construction ourselves or through our own suppliers:
All plumbing pipework in copper.
Dual reticulated water. We will be using rainwater for the laundry, toilets and external hosetaps.
Rheem hi line solar hot water system.
E-Vents instead of whirlybirds.
Ducted vacuum system rough in.
Ducted air conditioning system rough in.
The after handover list:
Down lights throughout the entire house.
Feature lighting in the kitchen.
Install and connect the ducted vacuum.
Install and connect the rest of the ducted air conditioning.
Pantry/appliance cupboard fit-out.
WIR fit-out.
Garage floor covering.
Window tinting/frosting.
Feature wall paint/wallpaper.
Landscaping.
