After moving in I'm thinking of building a roofed outdoor area for drying clothes and also act as the shade for living room and back bedroom I got 2.7m to side fence and 6.7m to rear fence, a little space for my future puppy Re: Burbank Custom Double Storey ~ Wrap and Bricks started!! 82Feb 24, 2014 4:18 pm dsbuild Hi Trambay, When we signed the contract they said if there was any problems with the exterior then they would reverse build the house. Sounds like brickies are in short supply and they are trying to move forward with your build. Are you able to change windows and doors now? You could ask them that way you know you have something to consider or not! By the time you pay variation fee it could be cheaper to do it on you move in? I know what you mean about hearing conversations... Our neighbours currently have their alfresco/pool a meter from our bedroom! Em can hear EVERYTHING! O: I dont know about the Dandenong office but if you are allowed to submitted a variation and pay $500 then your very lucky.. I wasn't even given the option when I asked to add an extra water tap and an extra external power point (prior to SLAB pour) to the fridge space. Even though it does state in the contract that any variation 'may' incur a $500 variation fee but the contract admin girl just advised they would not accepted anymore variation from this point onwards As my house is double storey, now I have to figure how I am going to get a tap behind the fridge space when the fridge is not close to the island bench / nor sinks I am wondering if anyone has installed a tap to fridge after handover for a double storey house? Re: Burbank Custom Double Storey ~ Wrap and Bricks started!! 83Feb 24, 2014 4:26 pm dsbuild Hi Mentone! I think the Chestnut with std mortar will look great! What color is the render? We seriously considered render but we wanted to many other things so we passed on it. I am worried our house is going to look a red box as it is a square home! I think you just need to have faith! I can't think of a ugly home I drive pass and think why? So it should all be fine! I am SOO excited about the tap....something has been done! Hooray! No phone call from then SS just a name. H/O told us he was good... Maybe be they tell everyone that? How is your SS? We are building the Attenborough 32 with a few of the floor plan options, and we have change the kitchen around a bit, plus added to the alfresco. These are the colours I am have selected for the front rendering (also very nervous) Face Rendering Main: Leatherwood Balcony: Loft Pillar: Monument Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And here is what they look like with all other the other external colours around it.. what you think??? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I just checked out 'Attenborough 32'.. it looks really good.. I really love the Void area idea, would give your home s00o much light I think .. Did they tell you approx completion date as yet? I dont think they will give you that date until the slab is poured but maybe different office has different ways of working? Re: Burbank Custom Double Storey ~ Wrap and Bricks started!! 84Feb 24, 2014 5:13 pm Hi Mentone, I think add another tap will not be a too big problem, remember walls are empty, run a pipe inside the wall should be fine. Just had a look at your floor plan, behind the fridge is powder room, you can split a tap from your powder room sink? or maybe you can ask them if you can have a plumber add it for you before they plaster the walls? I have been trying to catch the plumber since I heard they are out to put in the rough ins but haven't had luck.. People telling me to stick a sticky notes and get him to call me .. But am worried i may get into trouble if SS sees the notes ? Yah I think my only option is perhaps run it through the power room taps .. One of my must haves for building was a backyard. Not huge but a little. We have an 8 x 7 area for grass/garden, the alfresco, and enough room for vegi garden and clothes line around the side of the house! Puppy's are great fun! Hi DsBuild, No one bothered to ask us about the fridge tap.. and i didnt even think of it as our current fridge does not require any filters running into it.. So I only came to think about it when i read people suggestions in HomeOne so its more a provision should i upgrade my fridge in future. Oh well it may mean i have to steer away from those water filter fridges then Yes , I have a plumbing stack just behind the fridge space.. However the problem I cannot catch the plumber as by the time i drop by after work all tradies have gone for the day. Maybe by the time I catch him plaster has gone in ? I went to my site on Friday and saw they had almost done the bricking. I saw it took like 2 weeks to brick up my neighbor's 2 storey house, so you are not far away too brickies will speed up when roof is on? as now look a little bit slow. and yes I believe the lock-up bill is on the way Re: Burbank Custom Double Storey ~ Wrap and Bricks started!! 94Mar 03, 2014 12:41 pm Mentone3850 Week 8 - Ground Floor Brick Work Continues !! SS called about lunch time saying now house is locked up and next stage is plaster. Then i contacted my Inspector to arrange time, guess what! My Inspector says they are already doing plaster! Which means my Inspector does not have a chance to do the pre plaster inspection, now have to jump to the pre handover one. So if your guys want to have pre plaster inspection later, u better watch your builders closely! They are moving very fast! I'm happy with the speed, meanwhile still disappointed with not being able to inspect the house now it is being covered up I didn't see any big issues, except a roof tile cracked, it will leak for sure, have to tell client relation girl about this... Seems to be full steam ahead for you .. Where as the brickies only resumed today ( apparently one injured their back late last week which explains why no work was done Thu / fri ) My inspector told us if they get frame right you don't really need a lock up stage inspection .. Crack Tile ? Did you climb up there or something ?? Re: Burbank Custom Double Storey ~ Ground Bricks continues!! 100Mar 03, 2014 2:49 pm Hi Mentone, I didn't do frame inspection that's why I'm disappointed no pre plaster inspection happening, but not unhappy, kind of just want an Inspector verify my thinking. Actually u can see the roof tiles standing inside of the house, one day i found tile cracks on slab, when i looked up, I saw the crack above ensuite toilet, light can leak in so will rain... then I walk around quite few times only found this one crack, will ask them to replace it! This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this.
