Re: Sloping block site cut and levelling 4Jan 05, 2014 12:16 pm Sunshine2013 For that budget, site works will be the biggest killer. To cut all that dirt out is a bug job, thats a lot of dirt. I was in the same boat, i have 1.5m of fall rear to front on the buildinge envelope. Volume builder quoted 30-40k for site works, custom builder quoted 15k but having a split level design. Have you had soil tests? This can easily blowout if you hit rock Yes we have all the soil test reports, survey and contour drawing ready. So we have a fair idea of what to expect. And as you mentioned most volume builders coated us with sight cost of 40-60k so we are just exploring other options. Re: Sloping block site cut and levelling 5Jan 06, 2014 12:52 am It will also depends on whether there is any design overlay and vegetation overlay for your block. If any of those exists, there is no way your council would let you cut your block before you submit your house design. That's the boat I am in. So you better check that too. Between, 3m fall across the building area, you will probably need engineered retaining wall as well, so that's another reason you will need to talk with your council. As your reference, my block has a 4m fall for build area. Even with custom builder, I am expecting 30~50k for site costs because of retaining walls. My build told me that the cost is not that much for the excavation but the removal of dirt as that's quite a bit of dirt to remove. You will be expecting a lot more for leveling of your block as you will have much more dirt than me that way. Good luck! Re: Sloping block site cut and levelling 6Jan 06, 2014 2:12 am Most of the volume builders won't touch your block, better option is go with custom builders.. Re: Sloping block site cut and levelling 7Jan 06, 2014 6:36 am i would go custom build and split level . we had alot of builders say could not be done and then one suggested split level has worked perfect for us Re: Sloping block site cut and levelling 8Jan 06, 2014 7:23 am Ya we also think going with the custom builder who can build split level design may be a better option.Just wondering those of you building split level what would be the total costs we are looking at.Any figures out there for a 25-26sq house Re: Sloping block site cut and levelling 9Jan 06, 2014 3:12 pm 14k a square and upwards, depending on the type of finish your after Re: Sloping block site cut and levelling 10Jan 06, 2014 4:26 pm It really depends on your type of finish, your site condition (ie: access to block, how steep the slope is, etc..) For steep slopes, it also depends on the material you use for building as well: lightweight construction vs tiles and bricks. So for a slope like yours I would be expecting 18k per square + (including site works for lightweight construction) For your ref, mine is around 28sq including deck and it works out to be around 20k per square. Give Jonathan a call. Tell him you know me. He is in my opinion the best surveyor I have ever worked with. His number is 0425 285 622 All the best Simeon 3 12372 i did click it, still couldnt make it out rofl. in any case, doesnt look like too extreme a slope, you may be in luck. Just shoot out some emails to volume builders in… 3 18545 PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you.
