cant believe i didn't find this site until after we signed up with our builder, have found some great advice and ideas, so thank you all so much. anyway, my question is .... if anyone has built with Homebuyers Centre here in Perth, did you have to pay extra to get the roof pitch up to 25 degrees? our estate requires a roof pitch of 25 degrees or more (not uncommon at the moment) and when we went in to sign up there was an extra charge for raising it up, apparently it only comes at 20 degrees as standard. its not a massive charge but th money would definitely be better in my pocket than the builders. i have checked the brochures etc and no mention of roof pitch anywhere. any comments or experiences would be helpful, thank you. I never even thought about our roof pitch But when I just went to check our specifications, 25 deg is already the standard so our house is being built to that anyway. (colourbond roof which was also standard) I am not sure if our area has any rules on this. The cost was just over $700 - we thought it was cheap! i understand there are more materials etc, just wasn't made aware of it until we were signing up, no mention of it when we were talking about things we needed to do to get th house approved by the developer etc. lloydmav - eastern suburbs cheers all Re: roof pitch costs extra??? 10May 15, 2008 11:44 am We wanted a 27 deg. roof pitch,but the encumbrancer made us lower it to 22.5 ,because it,s a 2 storey it would have made our house too high We were a bit annoyed as we love the higher roof pitches.
If we,d had the 27 deg. pitch it would have reduced our eaves from 450mm to 350mm. The extra head room is priceless (though it does cost!). Standard ceiling heights are just too low. My company always builds shallow pitch roofs, I asumed because they are all new arty farty building designed by arty farty architects, now I know why! Depending on the area - a higher roof pitch will also mean higher wind resistance -and if that's already on the edge of the limts - it may extra again to strengthen it all to to support the additional windage. The original house design ( Aussie Alfresco ) was altered for rear access. Land caveats on the Butler lot then required a 25° pitch, costing $1600. The original 21° pitch was saved simply by running eaves across the entire front of the house. In fact, I used most of the $1600 credit to finish off eaves to the entire house. I really wanted a lower profile roof, especially on a coastal, wind prone lot. What an odd little clause! Why don't you call and talk with someone at the town planning in your council? 1 2178 Hello!
