Re: roof pitch costs extra??? 22Jun 16, 2008 8:25 pm melanie02 We wanted a 27 deg. roof pitch,but the encumbrancer made us lower it to 22.5 ,because it,s a 2 storey it would have made our house too high We were a bit annoyed as we love the higher roof pitches. If we,d had the 27 deg. pitch it would have reduced our eaves from 450mm to 350mm. Also in QLD (i think) angles greater than 30 degrees require fall arrest systems in place, no matter the height. cheers Re: roof pitch costs extra??? 23Jun 17, 2008 1:45 am Unfortunately for us, our covenant says we must have at least 25 degrees and continuous 450mm eaves all the way round. So we have just had to suck it up and pay out, hasnt been too pricey compared to some other builders i have spoken to.

The cost was just over $700 - we thought it was cheap! That requires a bit more timber for rafters and struts. But its is a very marginal cost difference. If you went above 25 degrees then you have to include worksafe requirements, so you can expect a much larger jump in costs Re: Roof pitch clause 27Nov 06, 2012 6:17 pm Disco Stu I too have signed up with The Homebuyers Centre and ran into the 25° roof pitch issue. The original house design ( Aussie Alfresco ) was altered for rear access. Land caveats on the Butler lot then required a 25° pitch, costing $1600. The original 21° pitch was saved simply by running eaves across the entire front of the house. In fact, I used most of the $1600 credit to finish off eaves to the entire house. I really wanted a lower profile roof, especially on a coastal, wind prone lot. What an odd little clause! Not really an odd clause, in fact it is quite common. Covenants like this are to prevent a sea of awful looking low pitch cheap housing. Sadly it doesnt work. 90% of housing in Perth is still cheap and nasty looking. Now if you want a bold set of guidelines look at Perry Lakes. No pitched roof are allowed. No horrible 2c facebrick allowed.
