Ok, I may have to call Sharyn up again and confirm about upgrading the floor tiles with Cosby themselves. Funny how she told me the other way round and definitely will upgrade the carpets and underlay. That is a good idea, paying by installments before and finish paying before they need to lay the carpets. And with the decking, yes is a bit of work once every year but I think it will be worth it. I will only be adding overhead cupboards to our scullary area and not around the rangehood, we are thinking of doing a full mirror glass splash-back for the area. Not sure if it is an overkill but that will be done by outside contractors. Also, will you be changing the 900mm kitchen appliances? I've heard bad reviews about tecknika brand and all the shops like Kambos, KHQ, Harvey Norman and even Good Guys don't sell them. Also does your plan on the kitchen bench top include a rubbish bin drawer? I was told by Sharyn that is standard inclusion in National homes, reason why I asked was it wasn't in the plans and thought things like that are extras. I have a theater room but will be taken out of the plans and adding an extra 1m x 5m in the garage for space. The extra credit for that will go into expanding the rooms. I already have a big games/kids activity/study/tv room and a sizable living room, so don't need a theater room. Deleting the theater room gives me extra backyard space of 4.5m in width, so that space will be used to put a future dipping pool in. Anyone thinking of having 2 bathtubs? I might just get them to waterproof the master-bedroom bathroom area and source a freestanding bathtub around $1000 - $2500, with $1000 - $2000 acrylic made or $2500 composite stone bathtub. (Farrukh & Cky0703) To be honest, I'm ok with plane noise, the current place I'm living in is in the flight path for international flights. So much bigger planes with their louder jet engines. Don't think is going to be bad, I know with Harrisdale(My mum lives there and I used too as well) is bearable but is because Harrisdale is also in their flight paths to land their planes. Those with the noise thing on their land is in their take-off route from Jandakot. My builder goes with either Laminex or Formica to choose from. And I do notice that Laminex has more colour range and designs. Maybe after everyone has finished building their homes we can have a street bbq or something. The front entrance would be another 5-10 sqm approx. I'm a first home buyer and don't know much about the material to be used. Labour cost per SQM Cheers![/quote] Hey Farrukh, Will do, I'm a first home buyer myself but I guess you learn and find out stuff by asking heaps of questions and doing lots of research, is both joy, pain and time consuming. Looking at the pic decking, I will say is a Australian Hardwood which is durable with a rating 2 and most likely the middle range ones which I will be using as well. The colour of the deck is usually the colour tint in the oil decking used to protect it from the sun and rain. As long as after the decking is done and you get it sealed properly the first time round, you just have to clean and re-oil it once every year. Will let you know asap. Friend is currently overseas. Just visited our block and looks like there coming along well, so titles in June are looking good woo hoo, does everyone that secured blocks in release 2 and 3 get title is June too. Cheers Beck Hey Beck! Congrats on getting a block Had a quick squizz at your plan and it looks really nice! I looked at going two storey, but the budget just wouldn't quite stretch that far.. Have you found another way in? I was walking in from the entry road, but they've ripped all that up to run conduit and i'm assuming power etc through - and hopefully preparing the main entrance! Someone else commented either here or on one of the other sites that titles for the later stages were due at the same time, but when i spoke with Sandra she was indicating the titles were staggered along the lines of the releases - IE the second release titles would be about a month behind, and the third a month behind that. Though i guess it's subject to change, and the construction rate. They've certainly moved mountains of sand and cleared lots of bush that's for sure! Really sorry for raiding your thread. Hi Milkybar123, No probs - yes your able to speak with as many builders as you like and have different plans costed. Every builder has different inclusions and specifications so make sure you get as much detail about whats included as possible. Remember that builders plans are copyrighted though, so Red Ink for example can't just take the plan you have from Aveling and create from that. You can however have them incorporate certain things into their design - for example you may like the master/ensuite layout from Aveling. Make sure your happy with the design and the price before you sign anything. Also keep an eye out for promotions as well. Hi SRK, Builders would be the best people to talk to, find a few you like then ask the hard questions about price. If i recall Stockland were advising approx $15k, however a few of the builders i spoke with said that amount was quite high. If i recall correctly one of the builders i was chatting with mentioned the reason for the $15k allowance was that one of the requirements was ducted aircon - so if you went with a builder/builders promo that included aircon it would be at a minimal cost. My block for some reason doesn't have aircraft noise the blocks over the road do go figure hey I think the aircraft noise doesn't skip my block. I did feel a bid bad for the agents that put in all the work but at the end of the day, that is their job and im sure it happens all the time. Good luck with your build.
