They mentioned that all the lots in the estate need to have the 6.38mm laminated glazing to all the rooms due to being close to the Jandakot Airport. Has anyone looked at this? The builder that I have spoken to quote me $1600 to have 6.38mm glazing to the house. I believe this requirement is not the same as the noise attenuation requirement of which some of the lots in release 1 and 2 have. For those in release 1, when you signed the contract, were you told that title is going to be in June 2014? If so, is still on track to be titled in June 2014? Release 1 is still on track for titles end of May to early June. Apparently services won't be available for another 6-8 weeks, however this is subject to change depending on construction schedule and then availability of the different utilities to come and commission everything. (fingers crossed they stick to this schedule as it should mean by the time titles clear and plans go through council everything will line up nicely) Main entry road and traffic signals are apparently approved with construction to be finished sometime towards the end of this year. Although again may slip to early next year. There will be a bitumen road entrance from the Doley Road construction entrance for the builders etc. The goal is to have this completed prior to anyone moving in / display homes opening / land sales office opening. Hopefully this is accurate because getting in and out of Solomon road is bloody dangerous as it's so busy. She confirmed there's been a council regulation change / enforcement that the 6.38mm will be required for all glass across all stages. Estimated costs are between $1000 - $3000 depending on the builder and what the standard inclusions are. Not overly impressed with this given i made a choice not to choose a block subject to noise to avoid these kind of additional costs... but so be it i guess. My understanding was the plan has always been to put in traffic lights at the main entry off Armadale Road, however there was the chance that it may have been initially installed as a left in, left out intersection. I suspect though the council/main roads/common sense would have squashed that idea. Realistically majority of people leaving would be heading to the freeway - thus a "left out" only exit would result in a mass amount of dangerous u-turns been made in the vicinity. Obviously i'm only stating what i've heard from Stockland and general chat online - so no guarantees it's correct However Stockland seam quite confident that traffic lights will be going in and sooner rather than later. I purchased in Release 1, and so far have received all the sales alerts for the past releases up until the email on Friday reminding everyone about the one tonight. A few people are complaining on Facebook that they didn't receive it either - though few other comments that it definitely went out. The sales process could probably do with some work, though not sure how else they could do it without it being a complete shambles. We are not happy as we specifically picked a block with no noise/bush fire requirements To put a positive spin on it......hopefully the 6.38mm (minimum) laminated glazing to all habitable rooms will help keep heating/cooling cost down. Also, did you read the Mechanical ventilation/air conditioning requirements? We have Refrigerative Reverse Cycle air conditioning included in our build but I know a lot of people go with Evaporative because of cost. Its such a mind field......They don't make it easy do they?! I concur - was advised by Stockland last weekend about the 6.38mm glazing requirement - impression i was given was it was a council requirement. Though with the mechanical ventilation requirements etc sounds like they've extended the noise requirements to cover the entire estate... I feel sorry for the people stretching to get in and building cheaper houses. This will add significant cost to their houses!
