This forum is really great, helping me to learn a lot from everyone’s story and experience. I’m still in an early stage of the home build, I just placed deposit for the land and construction and now waiting for the first draft tender. I went through many threads and noted that the estimation cost and the total cost by handover could be significantly different. To ensure my budget and expectation are realistic (and to avoid the chance of heart attack), I’m keen to learn what I will expect and to seek for the best value to spend the money. (Further reason is to help everyone to compare between builders, improve the transparency between builders. I found many builders tend to give an attractive price at the estimation, but once the deposit is paid, we are locked/stuck.) I’m hoping to start a thread focusing on the experience of cost variation and the cost of upgrades, which would help everyone to choose the right house, to set the budget and to anticipate additional cost. Just for the guidance, I thought about the following points but feel free to add items that help to estimate/foresee the building cost: 1. Choice of builder and home design 2. Cost at the estimation 3. Final cost when handover (house, façade, landscape and final site cost and etc) 4. List of upgraded items and the cost through builder (and which the suppliers your builder offers) 5. List of items that were done after handover and the cost (e.g. blind and landscape) 6. Allowance provision in the house such as electricity, kitchen, lounge, bathroom, laundry and etc (maybe I’m wrong but I thought this can be negotiated since I read a thread suggesting that we can add in provisional allowances to the tender for things that we are going/likely to upgrade before handover) Please feel free to share.
