However, I can't see why you couldn't do this, maybe not with the wet areas, as builder probably has legal requirement to hand over in usable state, but other areas - many people do carpet etc themselves so can't see any difference. At worst you may have to do it after handover but if you already have a quote and tiles selected this could delay moving in by only a few days. As we can't do our own tiling for the wet areas, we just let the builder do it but we upgraded our tiles. After handover, we are going to have our entry hallway, dining, kitchen, family and mud room areas tiled. We asked for a quote and it was too much (approx $14k excluding the mud room area) for standard tiles! If we upgrade to the porcelain tiles that we are going to use in wet areas, it would double up the cost! IF we do it after handover, it would be around $12K-$14k only. We went into the shop that supplies them and we could do the exact same tiles for $6k (supplied and layed). We are still going to spend $10k but we got to choose much nicer tiles from a complete range instead of a "builder's range" IMO if you are in no hurry to move in and you don't mind doing some shopping around then you can save a lot of money on these things. Basically we originally wanted Slate tiling everywhere except the bedrooms, the builder said they wouldn't do slate but were willing to make a provision in the contract (to cover the cost). It also seemed that they didn't want to do it prior to handover due to risk of damage by tradies etc. In the end after advice from the tiling shop, they said it was hard to find good slate and tilers who can lay it well in our area, so we chose a nice ceramic floor tile instead. The builder is happy to do that, and I don't think the cost is much greater than if it were to be done externally (mainly due to our location, we'd have to pay an hours worth of travel for whoever we got to do it). I figured that the builder had to get a tiler in for the bathrooms etc anyway. We are still doing the carpets after handover, price wise we will probably end up slightly in front I guess. And besides the carpet place said it's not much use choosing the carpets too far in advance as styles and colours tend to change pretty regularly.
