I wanted to know for those who have built or are currently building a house with Beechwood homes; 1. what Options / Upgrades did you do? 2. What additional costs (not covered by your building contract) did you encounter? 3. If you could do it all again, what upgrades / options would you either A) Do again or B) Not Do? 4. Things you forgot about and were charged for later? Can you please list cost estimates? I am looking to gauge how much extra on-top of the Base Price i would need for a Turn Key Solution (Base Price is $175,000) Thanks All Balk Re: Beechwood Homes - Upgrades and Costs 2Dec 23, 2013 7:38 am Hi Balk Don't know how many replies you will get, as this is not the main Beechwood thread. I spent an extra $90,000 on top of the list price (Vedelho 5 twist). This included air conditioning extra piering costs (they hit a water table in the middle of my block) upgrade kitchen to Essastone, better grade bathroom accessories, extend the wall in the ensuite, 1200mm front door, grand terraza, slab to terraza, Aticon blanket for colorbond roof, and some minor changes to remove/change a couple of walls, as well as BASIX & site costs. It all depends on what you want. Best idea is to speak to the sales person & ask for recommendations of what others have done & have them put into the tender. You can always remove them before you get your final contract - you get to see what each items costs & decide if it is worth having. My 1 regret is not having a cavity door between the ensuite & WIR to stop any steam coming out onto clothes. We are looking on some post build options. Good luck! We spent approximately $100k above the base price, this included things like: 2700 ceilings Pavilion 3 facade Ducted air (I would absolutely, totally recommend this! Love it) Caesarstone kitchen benches Layout of the laundry (moved it beside the bathroom, created WIP where laundry was) Layout of the WIR/ensuite Increased garage to 6x6 Glass canopy range hood Bifold door Basix alone was $12k Plus other bits n pieces Work out what you HAVE to have as opposed to what you would LOVE to have! PM me if you would like specific costs. If you have a look through the Beechwood thread i have posted heaps on there regarding the various stages as we went through it, electrical stuff, extra costs. I love my house, we had a not bad build, bricking took a lot longer than the norm, and there was some definite lack of communication between us HO and our SS on occasion, but we got there in the end! They did go the extra mile for us to have us in by Christmas. I would recommend building with them, the base cost is a great starting point and unless you have an odd block you can get a very nice house. Although the standard ones look fine, they are narrow and have no drawers, cupboards only. I also would have increased the robe sizes in the bedrooms... I am looking at a base price of $175,000 and was thinking of spending an additional $100,000 on Site Costs, BASIX, Minor Upgrades, Airconditioning, Remote Control Garage, Kitchen Appliances, Driveway and Basic Landscaping (Turf). Is this at all realistic? I will not be making any major changes to floor layout as i think its great! You might be pleasantly surprised at what you can get for that sort of money. We have made many changes, much like Wiz, and are under that figure. Bek and John (and our three kids) Building Verdelho Guest at Haywards Bay see page 167 for floorplan Our blog http://verdehloguest.blogspot.com.au Re: Beechwood Homes - Upgrades and Costs 7Jan 07, 2014 9:39 am We've spent about $80k over the base price and that included all site fees (had to pay $2k extra for piering after the fact because they went deeper than tendered), Basix, etc and we added ducted air, upgraded shower screens, added a big stacker door, put tiles everywhere but the bedrooms and theatre, turned the niche in the theatre into our pantry and closed the theatre off (see plan on Beechwood thread for details on that), made the original pantry into a microwave tower with pot drawers, upgraded shower heads and taps, upgraded the garage door to a wood look one, pavillion 3 facade, extended garage by 500mm to make 6m long, added about $5k worth of electrical stuff, changed the ensuite/WIR arrangement, moved door in garage to entry instead of laundry, extended linen cupboard to make it huge. That's about it I think. As you can see we did a fair bit so I think you are being very reasonable expecting $100k over the base price if you want to include turf, driveway and fence in that as well.
