Browse Forums Building A New House 1 Dec 17, 2013 8:56 am Hi all, My partner and I have bought a block if land in North Lakes, north of Brisbane. We are in the stressful process of choosing a builder and house plan, and have found that unfortunately they shut down for 3 weeks over Christmas. We are looking at building a modified Bahama 33 with Coral Homes and would really appreciate if anyone who has built with them or even dealt with them can give me an approximate cost to do the below modifications. We are looking at going for the Inspirations inclusions, which is basically their top level one. 1. Combine the two downstairs alfresco areas to make one large one across the back of the house? 2. Add a rear balcony approx 10m2 off the Master bedroom? Would be on top of the downstairs alfresco.. 3. Upgrade to internal timber framed glass doors as seen in display homes? 4. Upgrade windows to facade only to timber framed windows? 5. Window splashback in lieu of glass splashback? 6. Add timber stacker doors to alfresco and balcony? 7. Increase lower level ceiling height from 2550 to 2750mm? Would really appreciate any help! Thanks! Kind regards, Emma Re: Coral Homes costs??? 2Dec 17, 2013 10:57 am We're up that way - build with Plantation - quite happy with results. They can generally do what you want at no real cost - unless you want to go outside their "limits" - ie the basic house parameters. You can flip and swap modules as you want - within reason. Just remember EVERY change costs money - generally - and changes/alterations/additions will add to the cost. I reckon the basic price plus 50% is not a bad guide - but this depends on what you do - eg air/con, solar - HW & elect, special doors, kitchen upgrades, etc etc. Plantation do offer "extra's" for "free" - but nothing is really free. Re: Coral Homes costs??? 3Dec 17, 2013 11:07 am Thanks for your reply! We initially wanted to build with Plantation but sadly none of their designs suited our block and what we wanted. We realise we need to allow a lot extra for upgrades etc, and have done estimations, we're just hoping to get closer costs to be able to compare with quotes from other builders. We are trying to choose between Coral Homes and Clarendon Homes at the moment - I never realised it would be so difficult! In the end we couldn't make their designs work for us but I was really impressed with the way the sales staff were able to arrange an estimate and even put in quite a few credits for stuff we asked them to leave out. Have you put your list to them? http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Coral Homes costs??? 5Dec 17, 2013 2:02 pm Hi, well we actually went and saw a guy from Coral at the Rochedale display homes and spent a while going through what we would like to be quoted on.. we received an email from him saying nice to meet you etc and that he would have the quote to us by the weekend... no idea what happened but we never heard from him again.. We were really put off my this and had received great service from Clarendon, so were leaning towards them.. I just love the Coral design and inclusions though so we are going to give them another try.. Will have to wait til they re open after Christmas and hope the consultants at North Lakes are more willing to help! Re: Coral Homes costs??? 6Dec 18, 2013 6:34 am Hi, Nice choice choosing Coral. We have done the same but the sales rep up where we are is so friendly, helpul and he always follows up with us. We're only at tender stage and they are on holidays till Jan so no contact till then. About costs I can't help as we needed to keep the price low and changed from a double with ocean mountain views to a single storey with maybe no view. Keep in mind though lots of people on here have built with coral, are really happy even with the upgrade costs. Check the past posts and you will definitly find what your after. We really have our heart set on them now, it's going to be out dream home so we may as well go for what we really want! The inclusions in the Inspiration range are amazing. We went and saw Julia at North Lakes display on Saturday and have now paid the initial $1600 to get our site works and tender under way. Julia is so helpful! I highly recommend you see her if you haven't already. We are going to be building the Daydream 32 with quite a few modifications ( we are adding a granny flat onto it for my parents). Or block is at Upper Kedron. 829 sq m. We also looked at North lakes but could not find a big enough block to also accommodate the granny flat. It's so exciting. I just want it all to happen now! But reading what I have on these forums it seems like it will be a long slow process. Thanks for the positive feedback about Coral! We were also at the North Lakes display on Saturday! We briefly spoke to Julia (who did seem lovely) but ended up going through everything with Stephanie, who I cannot speak highly enough of - she was wonderfully helpful and professional!! We are now just anxiously waiting for her to get our quote to us so that we can then work out what we need to remove based on budget as we are pretty sure it will be over! Yes I'm so excited to start the process - but we are in no rush we want to make sure we make all the right decisions! What extras/ upgrades have you added and which inclusions package did you choose? I think I like the neo modern version of the kitchen and the organic elegance bathroom ( love the curved sinks!) . We will be moving the location of a few of the bedrooms and adding the granny flat. Will also be putting in cornerless stacker doors to alfresco so it opens up completely. I think it is about $3000 to do this as need some special beam in the roof but should look great. Also adding walk in storage to back of garage and changing location of door to walk in pantry. We have been debating over the different facades. I had no idea how expensive a portico can be! You have great taste - we are also going for the Inspirations inclusions, with the Neo Modern kitchen (but with a 900mm freestanding cooker) and the Organic Elegance bathrooms! I know, we couldn't believe the facade upgrade prices, for double storey the cheapest is $15k! Couldn't justify it so we are having the standard facade... Making sure we choose really nice bricks, and we think the colorbond roof, 1.2m timber entry door, and timber look garage door will make it look much nicer than the image of it. Love the cornerless stacker doors, they look fantastic. Our alfresco will be across the back of the house so we will have about 7m of timber stacker doors opening out to it! Julia also has convinced us to just go with basic designer facade. She said on our house plan that this looks really nice so we are trusting her. Considering you can get a whole house rendered for 6-7k the facades are very overpriced! Feel sorry for people with covenants that have to get one Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
