I too am building with Statesman homes in the Valley view area and I'm building the Hampstead design but am modifying it slightly to fit the shape of my block. I'm actually demolishing my house, subdividing and selling one block of land which will help pay for my build. I only just signed up at the end of March so am waiting for the Master plans and soil report. As Vladmari mentioned there is a specific time frame for the pre construction part of the process of building so hopefully it shouldn't be too much longer for you. Re: First build in Adelaide Hills (Statesman Homes) 22May 06, 2014 9:28 am Hi again all, We recieved our footing and soil reports back yesterday and it's looks pretty good, I freaked out then I saw the classification was P but then realised that was because of our cut and fill that's required, so I guess that's normal, our soil was classified as S which is not too bad I think. We were originally had an allowance of $24,000 on for our footings etc from statesman, and at the end of our quote from the soil people said were on credit roughly $6,000, so I'm hoping it's all good news so far, they want to charger $3,000 for soil removal but I have a friend who needs a lot who also built his place so I'm gonna get rid of that myself. Now it's just time to book in for selections and wait for council approval, if anyone knows more about the soil and footings stuff id love some feed back, about my classifications, hope everyone's builds are going well, tried to get some photos up but can't work it out yet, Cheers Re: First build in Adelaide Hills (Statesman Homes) 23May 06, 2014 9:30 am Sorry for the bad grammar, stupid auto correct. Council will take about 6 weeks plus about a week or two for engineering approval. I had my site classified as H1/P and my footing cost is $20,404. We had $24,000 as PC sum in the contract so I was credited $3,506. So I think S site is pretty good and Statesman is one of not many companies who will credit unused amounts back to you. Re: First build in Adelaide Hills (Statesman Homes) 29Aug 20, 2014 1:19 pm Ok.......update, so we obviously have done our selections, I didn't take any photos there so my bad, it was a little bit hectic making sure we got everything right, we had a lady called Samantha and she was really awesome, I guess it helped because we had a really good idea of what we wanted and we had planned it all out on a copy of our plans. All our council approvals have gone through, I didn't think adelaide hills council was as bad as everyone said they were. We have also had our financial approval come through and hopefully they will release our home to construction this week! I can not wait to see things happen on the block......even if it's just a toilet or some guy with a clipboard, were getting so close. As soon as something happens I'll be uploading photos. We had been told that Mt Barker Council were terrible, but they were actually quite speedy with ours... it helped that our rep called them every wendesday to check on it! haha but still.. A Statesman/Hickinbotham build around the corner from us was released to construction on Monday last week (I know the people) and they'd cut/leveled the block by Wednesday! It's not always this quick, but you never know... Looking forward to seeing your updates! Release to construction always happens on Friday at Statesman. They are also very quick at the moment with the site works. We have three houses going up at the moment next to us (there four of them actually and they are brothers building with Statesman), the forth is just waiting on the finance approval. The site works started in the few days after been released to construction and this week they have frames going up already. So I am sure you will see some action very soon. We will be in with them in a few weeks time. Our land was delayed and we were told a few untruths so not too happy right now.
