Saline affected soil upgrade is c.$3k and an H class slab (also a likely requirement) is a further c.$3k with ourselves. Feel free to PM me with any questions. I'm building myself at the moment at Manooka Valley but Willowdale would have been a viable choice for me had it been available when I was looking (12 months ago) as I used to live in Crossroads/Glenfield. We have just sold the final allocated lots we had in the first release and as far as I know the current registration date is expected to be June 2014. With a six month build guarantee you might be able to make it by Christmas... weather permitting! Congrats on the land purchase everyone - you have some exciting times ahead I would expect each future release to follow the current market in terms of pricing - about $15k at each new release until they stop selling out immediately. Oran Park land values have risen by about $60k in 12 months! Once the station is finished it will certainly work in your favour too. Good access to public transport and a good central shopping access. Their are some packages online for below 400k for the 300 square meters lot i am not sure if they are still online tho they may have been snapped up. I myself am I new home buyer and purchasing their more for the potential of the area growing into a like " the ponds" area of south western sydney Are you talking about the ones through Coral homes? They don't include a lot of costs i've heard. Or have you seen something different? The one is last 300k mark was with coral homes yes. Domain had some enticing offers as well through new living homes with a decent block size as well. They were $449,500 or something with a 19sq house on it. New living homes is apart of the Masterton group.
The house and land packages available from most builders back onto Camden Valley way so need extra acoustics, etc. Does anyone know how much acoustics will mark up a price too? Thats actually a lot less than I thought. I've been quoted 6-10k on a 18sq house before. Thought it was crazy. On another note, is willowdale going to have a similar set up to the ponds? We are waiting for the next release, I saw on your other post that u think it may be Feb 2014 ? blackenator, all the land has Salinity? so does that mean u have to upgrade your concrete slab to accommodate the extra salt? It also depends on the exact specifications of the home being built. For example we (at WH) have better insulation than a lot of builders so some cost is already included with us that you may have to pay for elsewhere. Is the design, inclusions and setbacks given when you get the 'final' fixed price? Setbacks will be predetermined by either council, developer, or CDC so you'll know those beforehand, it's just they will determine the distance from the road etc and thus the acoustic levels required too. Thanks SiddoInOz. Can you confirm whether there could be 'extra costs' even after you get a 'fixed cost'? I'm pretty new to all this, i've only purchased a pre-existing home before. Just weighing up whether the small 300sqm block with house package is worth it, or whether i should try and secure a lot through the land office? Oh the thoughts... Can't wait to see how it all pans out with such a large display village being built too. Should we add an extra few months to the expected date? Considering there's Willowdale, OPT, the Hermitage, Gregory Hills and Harrington Grove all being under Camden Council as far as I'm aware. What others do will vary and I have heard horror stories but the only way to be sure is to check the contract and the inclusions in detail and ask all the questions you have to the prospective builder's. Regarding registration, the punctuality of the first release will be a good indication to future releases. Normally things are brought forward not back but recently many areas have been going the other way. If they do not sell the land within a certain time period then the block is released back to the developer and usually to the general public.
