We had a call a couple of weeks ago just saying it was in council at the moment and expecting registration in July. Nothing since We're starting to get a bit concerned as we know we need about 3 months from settlement to construction and we need to be in construction by mid Nov. Once that is lodged then it takes approximately 1-2 weeks to register. I've asked for an updated ETA. It doesn't have any easements on it, 10x25m - 10m frontage. looks good from an overview. The sewer line runs along the front of the property which doesn't look like it's going to restrict building... Our conveyancer was sent our contract this week, she reviewed it and sent me all the relevant documents in PDF (front page of contract, special conditions, proposed plan, proposed 88b instrument, proposed sewer plan, bushfire BAL, master plan) and recommendations. Our lot didn't state it was BAL rated. Is there anything in particular which I should look for in these docs which anyone else thought they should be negotiated etc? I've read over majority of the special conditions document - it's very long! and there's a few items that I've picked up so far. Would be good to get some advice from experienced land owners I'm meeting up with my conveyancer within the next couple days to discuss further. We went through cdc for the build which is considerably faster than council and we only started build in mid oct. So it took wisdom 4 months to get their stuff ready including end panel although everything was done on our side as soon as they sent us anything to sign. Hopefully your lot gets registered by mid July as it takes them on the average 4 months to start construction. Since land registration is not in your control, make sure you stay on top of wisdoms admin to make sure they don't take their own sweet time. We bought our block recently in the 16B release and have gone through the contract with our solicitor. The special conditions are indeed lengthy and time consuming for a newbie to understand. Some things to pay attention to are the design essentials, contract cooling off period and BAL rating. The contract will tell you what the BAL rating for your lot is, builders quoted us an additional estimate of $6k to $8k for our BAL 12.5 rated lot. Cheers! All good, ours didn't state on the price list that it was all rated, and when I looked at the BAL document, looks like we are just outside of the 12.5 - but either way if we were, in the grand scheme of things for a 600K loan over 30 years, I'm sure an extra 8K isn't that much. We aren't too fussed on the design requirements, we quite like the look of all the houses around Willowdale, plus we don't need to start looking around for another few months before the land is registered. Hey Mark I just spoke with Aaron at Stocklands (Sales team) today by email as I've been hassling him for most weeks (sorry Aaron). The communication was that they are "hopeful" to be in touch with our stage in the next few days when the LPI report has been lodged. Hope that helps. A good way to keep track I believe is by going onto the LPI website. Once they say they have lodged the LPI report the website gives pretty good updates on where they are at in processing these (follow this link http://www.lpi.nsw.gov.au/plan_and_title_registration/current_lpi_timeframes). You can do other searches on there and use the map. We've managed to figure out our house number from the map so that was kind of cool. I hope that helps.
