I have found if you have a good construct manager the build is good. Also the building companies cut the tradies quotes for fit outs , framing etc etc to the bone thus making them rush from job to job. if the trades get paid a bit more I found that the finish was better. I found that the worst trade was tilers, some are fantastic others look as though they are just still learning after 20 yrs on the job just no idea. We never had any issues with ours, even post-handover and once after several months had passed. I know many who have built and of that only one had to seek court's help to sort things out. End of the day, it all boils down to your initial research and keeping abreast with what is happening - constant contact with the site manager and picking up the phone if you notice any deviation. We frequented our build site every week and while we did not find any builders faults, we noticed that my neighbour's builder had connected their hose to our supply, which our builder quickly sorted. So far our sales consultant is doing alright. Hopefully his estimate is not too far off the final tender. We have been quite disappointed with Coral homes, not only the tender came to be at 100k over budget, all the promises and inclusions were either at a cost or not even included in the tender. Their so called fixed price tender, was not fixed at all and it was open for a potential high costs to be faced whilst the house was getting built. They have shown an absolute not caring attitude. Since the tender was given to us in December we have had no contacts or follow up from them. (Now being March) We have since moved with king homes who have been very helpful, transparent and made sure that their tender came within budget. Their fixed price tender is an actual fixed price and includes dirt removal, H1 slab, actual better inclusions at no extra cost. We have now moved to a contract with king homes.
