Anyone from stage 3e selected a builder? Hope to get some feedback. I am currently talking with CORAL homes. I like the Hampton 26. But still not sure. The process and pricing seems very confusing. Hi ripon74, Congrats on securing a block in the lovely willowdale estate, & all the very best with your build process. I'm in stage 1B, & my house is getting close to completion. I went with a builder who did most aspects of the build contract at a fixed price, so I knew from dot what I was in for (so it was just my variations & additions that I paid extra for). This was easy & convenient for me, as I'm time-poor & wanted to sort it all at the start to allow me to budget for another existing property that I was also in the process of buying (rather than have to make continual adjustments with both budgets over time). This suited my situation, & I have found that the price worked out roughly the same for this willowdale build as some other builders I got inclusive quotes from (not just the bare bones house price, but an idea of all site & other variable costs also). The best thing I can say to you is to try to be aware of all the 'parts' that make up constructing a house, from below ground level & up, & research from the most reliable sources what the approximate costs are so you know what has and hasn't been included in any price you receive. Have a look around at the different builders' construction sites, & check out their practices to make sure you are happy with the way they do things & how the end result turns out (from outside the construction fence, of course). Chat to your neighbours at willowdale - it's a great place to take an afternoon walk around the streets to meet the guys who've already moved in - & ask about their build experiences (I've found so far that the guys I've met are really great peeps & will help you out as much as they can ️). I am lot 3143 so right near you =) Yes it can all be so confusing, we bought a package with Eden Brae.. Definitely do your research and speak to a few builders with designs you like.. Best advise would be to find out all the inclusions with each buildier.. Some offer much better inclusions. Most upgrades are expensive so you want to change as little as possible if your on a budget. I've heard Beechwood is pretty cheap but I have no idea what the quality is like. Im in lot 3150 not too far away from you. My husband and I chose a home from sekisui. We're currently up to contract stage and waiting for the land to release to get the build started. So far they've been fantastic, there's been no hidden costs, they've been able to accomodate all of our alterations and kept in contact with us throughout the whole process. When you go looking for your builder, do your research and stick to your budget. Oh and if your land has a BAL rating make sure they include that in your initial quote so it's not a nasty surprise at the end. Hope this helps... Registration is still set for June-July.. I think it will be leaning more towards July judging by the earlier stages registration..
