It does vary though. For example the Lot I have which may come back on the market is a regular corner block with little slope <1m. If there was a discount it certainly wouldn't be substantial - I have done this personally in the past and the recorded land value as per the registry that the builder paid was the same as I saw on my contract. From a builder's perspective they are trying to secure a home construction - the land purchase is just a means to that end. In one stage release, there were 34 lots, the builder was allocated 4 lots. In another stage, there were 32 lots, the builder was allocated 2 lots. Another builder has total of 6 lots in both stage releases.
I agree with SiddoinOz, I think this is kind of marketing strategic for developer. People will normally ask in display office if there are any home and land package available, it gives chance to sell/promote an estate if lands are allocated to builders. Even people don't buy the package builders, at least they know Willowdale exists, they do research on the estate, they consider the estate in the future and they discuss the estate in forum (here I am). I can't find any land from well developed estate (e.g. The Ponds), I guess the land allocation happened in early releases (~50% ?? - first 50 releases of 100 total releases?) So when we saw stockland were going to develop in Leppington, we were quick to enquire. After attending the first VIP info day, the reality of how much demand there was for land set in. Come 7:55pm on the Monday following, refreshing my email every 2 seconds hoping the Registration would pop up, we managed to secure the first appointment with Emma Spencer and got our first pic of the bunch. Stockland were great and gave us a bottle of champagne as a gift for being the first residents to secure a lot. They also did a photoshoot and we did end up being in the local paper as they ran a story about "Willowdale". Now we wait for registration and like many others, try to find the right builder. After looking at every single display home in the area over and over again, we were overwhelmed with choices. Now, after much consideration, I think we might build with New Living Homes. I think they're designs are nice and modern whilst they seem to be affordable. We have spoken to Tony at their Spring Farm office and he was very helpful. I can't believe how much prices have gone up. I convinced my sister to buy in the 2nd release and she got a 400sq for $262k. My fiancé and I secured lot 1073. I can't imagine how much land will go up in the next releases. I guess it's all supply and demand. Stockland see how much demand there is, and just raise their prices. They sell out quickly and the hype is created for the development - if you don't buy quickly future lots will sell out too. This helps shift the further releases when they do raise the price. However, I do have some reservations Has anybody wondered about the possible impacts of the proposed Badgerys creek airport on Leppington. There is a lot of talk (I know there has been a lot of hot air about this over the years, so I don't know how much to believe) that there will be an announcement soon, that it will be Sydney's second airport. Willowdale is about 12-13km from where the airport could be, and Willowdale could end up under a flight path. Wouldn't that dampen potential capital growth of the area? What about noise?How would you feel about planes constantly flying over? Have you guys been mulling over these same questions? I personally am not concerning myself over this issue since there's nothing set in stone. If it does get built, and the aircraft noise is bothersome... I guess it will bother everyone from hoxton park to Gregory hills..!! With that being said, one of my good friends lives in Kingsford, and the airport which is 5 mins away doesn't bother him at all.
