Browse Forums Building A New House Re: Building at Willowdale 1301Jun 10, 2015 7:35 am Hi, has anyone had their BAL rating lowered once being reassessed after rego? We have completed the BAL Assessment from the RFS but need it processed. RFS will only look at assessments for BALs 40+ and Camden Council don't process them (most councils do). Would love to hear how people went about this. We feel our block should be 0 rated not 12.5 due to more trees being cleared since previous assessment. Thanks! Our block now doesn't have trees around. But we were told 12.5 not sure how it is being rated. BTW, anyone here from stage 3b?? Re: Building at Willowdale 1303Jun 11, 2015 11:34 am Hello everyone! Looking to buy land in the next phase of release and was wondering how the soil conditions of the area were like. Would like to hear from people who are already building/built. Thank you! Re: Building at Willowdale 1304Jun 11, 2015 1:04 pm RaZr Hello everyone! Looking to buy land in the next phase of release and was wondering how the soil conditions of the area were like. Would like to hear from people who are already building/built. Thank you! Hey RaZr, Soils are high Salinity Rated, you will most likely end up with a class H1-H2 Slab. so if you see your builder has class M as standard you can ad an extra $5k on top. Our lot is 450sm and has 800mm fall front to back (Hence drainage easement in back) and we are having a class H1 with extra membrane etc. site costs roughly around the $30k including basix for single story house. Hi RaZr, We were the same as DiViS above and had a H1 slab in our contract due to salinity. But you might get lucky - after our land registered and we had the soil tests done, it was reverted to a standard M class slab which meant we got a credit variation of around $3000. Good luck with securing land! Re: Building at Willowdale 1306Jun 11, 2015 8:12 pm Hi there has anyone heard of any release dates for the next phase? Thanks Re: Building at Willowdale 1308Jun 12, 2015 9:04 am raskar Hi RaZr, We were the same as DiViS above and had a H1 slab in our contract due to salinity. I was told that whole of Willowdale estate has high salt content, hence the higher class slab. How did you get the Salinity report for your land? Hi Amazingk, I have seen a copy of the site investigation report with the classification, which was organised through the builder. There are still other aggressive soil requirements though. I wonder if anyone else has an M class slab? Re: Building at Willowdale 1311Jun 12, 2015 4:52 pm Hooray! Congrats DiViS. Now the fun begins Also - AmazingK, our slab supervisor just told us that they built 3 houses in a row on Navigator St and each had a different slab! Sounds like there is a bit of variation and we did get lucky! Re: Building at Willowdale 1312Jun 13, 2015 10:40 am Thank you Divis and Raskar, that was helpful! Yap am eager to get land at Willowdale. The Oran Park land release was snapped up within 3 minutes of priority registration being released. Hopefully am luckier with the next phase at Willowdale. There should be some priority given to first home buyers in such releases haha! Re: Building at Willowdale 1313Jun 13, 2015 1:49 pm RaZr Thank you Divis and Raskar, that was helpful!
