Please suggest Hi there Debanjan99, My BAL is classified as 'Low', however I am located relatively close to the 'entrance end' of Navigator St. I would suggest asking your sales rep to clarify what is covered in the contract with reference to the BAL: assessment only, or attack avoidance measures like fly screens etc included, in addition to assessment. As the Councils had the last classification done when the area was still covered in trees (way before development), they need each block to have the BAL rating identified individually. Until the BAL is done for the block, it may be that the block is almost 'automatically' given a higher BAL due to the area being previously covered in trees. It may also be worth asking Stockland what the land adjacent to your block will be when the development is complete: ie; still covered with trees, or cleared, or something else, as this may influence the BAL of your block depending on the distance/slope/etc from your block. At least, that's my understanding & what I would most likely do to get the best BAL rating I could. I spoke with Eden Brae and they said that they have not calculated the BAL yet for lot 2289 however they have made provision to handle upto BAL 40. Wanted to check with you all if this property will be a big risk for me as it will be my first home. EB said they have accounted for flyscreens etc. As per AS3959 standard we need to have ember guard protection and gutter guard protection. Base on my understanding, BAL ratings subjects the radius of your house away from bush land. The nearer you are the higher. If you are 100m away, your BAL is low and you can avoid paying BAL upgrades. Check with Stockland sales office whether they know of future development at that area. I was also told by EBH to make allowance of $8000 for BAL which is not included in contract. I believe your quote should already include BAL inspection report. I've been trying to water my grass as much as possible. I laid sir Walter buffalo and it is growing well, however I am starting to see boys of foreign grass pop up randomly. I pull them straight out. Sir Walter IMHO is better than kikuyu, as kikuyu needs more frequent de-thatching & is more invasive to surrounding areas. Sir Walter needs less mowing in summer, too. I'm going for Palmetto as it works well in shade (which I have a fair bit of), relatively short growth (less mowing), & less thatch buildup with good hardiness.
