This is a thread for those building (or looking to build/buy) in the Willowdale, Leppington (also called Denham Court). Please feel free to share your stories, plans, experiences or news/knowledge of the areas (and surrounding) on the thread. This is our first post and new home build, we just placed deposit for the land and the construction (it is still very far from the starting of the build). At this stage, I’m waiting for the first draft tender, which should be ready by end of January 2014. According to the builder, if everything goes well (~if~), the land should be registered in June and settled under us in July, and the build can be finished before Christmas 2014. (Hope so but we doubt according to our reading of the threads in HomeOne Forum). In the next few months, we’ll be working with the builder on the administration tasks such as tender review, home building agreement, council/certifier approval, appointments with interior designer/landscape designer/colour consultant/electrician (should be fun), financial arrangements and etc. Hopefully all paperworks and approvals would be ready by July; therefore the house building can be started as soon as the land settled. One of the reasons why we picked Willowdale was that a new train line has been built (extend from Glenfield), in which the train will be ready by the time we move in, also the Leppington station is about 1.5km or 20 minutes walking distance from Willowdale (according to the consultant in Willowdale sale centre ~ let’s see but I would double up the number given by the sale/builder). We previously considered the Ponds, Oran Park Town and Spring Farm, but the Ponds is too expensive and the North West Rail Link will not be ready in the next 6 years (2019); whereas Oran Park Town and Spring Farm are driving distance from the train, we finally purchased Willowdale to save us on the 2nd car. Second reason was that a town centre around the Leppington station will be built, which (I guess) will come with modern appointments and shops. While the Willowdale at the moment is still affordable, I hope the potential growth is as great as the Ponds, Rouse Hills and Kellyville where the land price are about $470K for 450m2, whereas Willowdale/Oran Park Town are under $280K for 450m2 (even lower in Spring Farm). Another reason was the infrastructure/road construction, as far as we see/wish at this moment, a major road with 3 lanes in each direction connecting with the new station and the Motorway is being built. I guess it was part of the planning of Oran Park Town development. My personal opinion in the investment point of view, Willowdale/Oran Park/Spring Farm are considerable and have high growth potential. Of course, I haven’t yet deeply considered/analysis other areas, I’m sure there are many options and choices out there. However, since it was really hard to find a land nowaday (new land release is extremely slow compared to the demand) and the price could be increase as high as $10K between each release in the same estate, we only thought about the above few points (gut feeling there should be good), then we made the decision. Basically we grabbed whatever was available when we were ready after we considered the risk about the location and the development (apart from the train bridge and road construction, we hardly see anything else has yet developed in the area (even Willowdale itself - now has only a sale centre there) Good lucky everyone, I’m looking forward to hear from you. I recently purchased a block of land at Willowdale so in the same boat as you and quite agree with all the points you made about growth potential of the estate. For me the main driver for purchase was vicinity to public transport and government plans for Leppington major town center. I am waiting on the new land release coming in 2014, there will be apparently 3000 new home in that estate alone across Leppington and Denham Crt, plus a town center within the estate itself. We come from the other end of town near Parramatta. We were considering Elizabeth Hills, Freemans Ridge aswell, but decided for Willowdale. Which builders are you guys considering to use? Re: Building in Willowdale 5Jan 02, 2014 11:27 am Hi Alonso and everyone, I'm building with Wisdom Homes (WH). We didn't choose the builder, once we decided to build a home in Willowdale, WH was the first builder responded us that they have land available/offer, so we go with them. I believe that the land was released 2 stages earlier. After we placed the deposit (about 2 weeks after), Eden Brae and Clarendon also contacted us that they have land offer, the land should be the same release as WH in 4th and 5th block, but they were late. This is my experience and hope it helps everyone. Nearly end of November, I received an email from Stockland around 5 pm that they started to accept $1,000 deposit for Expression of Interest payment, it was the last release in 2013. Next day morning around 12 pm, I received another email that they had ended the process due to the overwhelming response. Yesterday, I drove pass Willowdale and noted that the road has been built in the 6th block, I’m looking forward to see further progress and to know when the land can be registered and soil test can be conducted. Also, I drove to check the location of the train station; it’s close to the intersection of Richard Road and Byron Road. According to Google map, it’s about 3.5km walking route from Willowdale main entrance, along Camden Valley Road, left turn in Ingleburn Road then right turn in Richard Road. I believe what Stockland advertised 1.5km from Leppington Station is direct line from the intersection of Denham Count Road and Camden Valley Road (helicopter route). Are builders buying blocks earlier then the public then who ever buys the block has to go with that particular builder?? Gregory Hills does that! Re: Building in Willowdale 7Jan 02, 2014 12:31 pm Hi Alonso, I avoided to give my personal comments on the selling process, I just shared the facts what I experienced as I was afraid to give impression that I'm an employee from developer/builder to push the sell and price. Unfortunately, I'm not from Stockland/Wisdom Homes, I don't know when next release will be. I did check with the sales consultant from Stockland about the land price and release timing since I concern about the locations and the price difference between each release, they wouldn't tell me neither. What they said were to ensure myself is registered and to keep eyes on email for any notices and information. I'm not sure about the arrangement between developer and builder, but I purchased home and land package, in which the builders own (or have a right on) a block of land where they sell it to me with a house of my choice. Since I don't know when each release would be, I checked with 'ALL' builders (which have the floor plan that suits us) whether they have home and land package available in Willowdale and offered them to contact me if they do. As I decided to live in Willowdale, as long as the land size and price meet our budget, we go for it regardless from builder or from Stockland. I hope it helps and good luck. Over the moon that we finally got in, seems like you need to jump through hoops to secure a block these days, especially with the price rises between each release. Managed to secure a 480sqm block. Now to wait until land registration and save hard until then. We've looked at wisdom homes and found a design we like, but thinking of going to a independent builder to draw up a different design where we can add/remove quite a few things and be more flexible with the build. Using Tapatalk Re: Building in Willowdale 13Jan 05, 2014 3:42 pm Hi All , I also secured a block in the 2nd release and like everyone else purchased the block cause i could see the potential in the leppington area and did not want to miss out. For those wanting to know building time frames and registration dates I have been told from stockland they are looking at having the blocks registered this year between April and June most likely June. I was also advised by stockland that you must start building within 12 months of the block registration and then from that date you have a additional 12 months to finish building your house. The land does have salinity so that may add a few thousand to your build costs. Another tip those looking for house and land packages through realestate.com or domain.com also search for denham court as some companies have put their house and land packages for willowdale under denham court. We are waiting for the next release, I saw on your other post that u think it may be Feb 2014 ? blackenator, all the land has Salinity? so does that mean u have to upgrade your concrete slab to accommodate the extra salt? I'm thinking about doing this, but i'm unsure whether paying $400,000-$455,000 for a small lot with an 18 sq house is worth it. Just after a little bit more advice and what price you think these lots should be. I've heard a lot of investors are buying into the estate, but i don't know how true that is. Would value decrease for such small lots, or are land release prices increasing each time? They don't include a lot of costs i've heard. Or have you seen something different?
