As far as I know, it should almost be the same but going with a package you have less hassle (with council, bank, developer and builder). Also going with a plan you have to stick with the design on plan and you can't change the layout and facade. The house does come with decent items instead of very basic inclusion as what you get from the catalogue price. Hope this helps. Hi Adbri and AHM1985 - we are 2B and had fun with an unreliable tradie who didn't show up 3 times to remove our excess soil... we made the mistake of finding someone who was a friend of a friend instead of just going with who our builder recommended from the beginning. He was able to send someone out on a Saturday morning when we only called him late Friday afternoon when we ran out of options and needed it removed for deliveries on Monday. Happy to email his mobile to you - the cost was approx. $30/tonne but best to double check, especially if you have more than one truckload. Alternatively, my husband approached some workers whilst at Willowdale (when he was stood up by our other guy!) and asked if they would take our soil as well and he could pay them cash. They were going to do it if they could fit it, but unfortunately they didn't have enough room in their truck. Hi swiftsport, I purchased a H&L & found it relatively easy as amazingk has mentioned above. I changed the house design to a completely different house than the one that was offered in the package, which the builder was very compliant with ️ The only requirement was to ensure that it fit within the building parameters/restrictions of the block itself - when they found it would fit well, we went full steam ahead with the (IMHO much nicer) alternate design in their range. I am totes happy with my place... I think there are pics on pps. 72-73 of this thread (as viewed in Tapatalk). Today I was over the moon was looking for house and land on a budget $700000 past few weeks prices have gone up so much in Leppington willowdale that I have completely given up and decide to go further to Gledswood Hills and found out prices there are on the rise too. Anyways got a call from Eden Brae they offered me house and land package $705000 for 375m2 after someone's fianance didn't go to well (unfortunately). I believe in today's market that's a good price as current for Leppington. 375m2 seems small as I was after 450m2 but looked at display house was very open and said would fit on 375m2 with some back yard. Now I hope my fianance goes well. Re: Building at Willowdale 1614Aug 06, 2015 7:45 am Thanks @swiftsport ️ In case I didn't mention it with the pics, it is an Eden Brae Foxley 27 corner variation (with some customisation to the design), on 489m2. It fit really well, even with the access easement that exists on on side (900mm). The house is positioned central on the block, so there is access down both sides of the house (will have gates). I personally prefer Willowdale over Gledswood Hills due to convenience (road & rail access, future airport proximity, will be close to shops, etc), so all the best with your finance for the H&L with EBH at Willowdale! ️ Sent using Tapatalk Re: Building at Willowdale 1615Aug 06, 2015 10:24 am You have been very helpful pixigt25. I need advise on something though this lot is 90XX not registered and won't be for sometime around may/June 2016 should I put a deposit on land I think is 10% and not get a loan I don't see the point in getting a loan and paying interest only until registered which could be over a year? Was going to wait till close to registered and apply for loan or is this a bad move? Hi swiftsport, It's my pleasure - I'm always more than happy to share info if it may help other peeps ️ With regard to the deposit/loan situation you have mentioned above, have you considered paying the deposit amount as you've outlined (so you don't pay interest on that amount as mentioned), while at the same time receiving information from your finance provider with regard to pre-approval based on the tender..? This would likely depend on how long the pre-approval is valid for (as it may have a time limit), but it may be able to be extended after review within the time limit. Your finance provider may be ok with this arrangement, because the cost will be locked in (if you have signed the contract) while the real value of the package is actually increasing over time. I have to let you know that I did not obtain finance for this particular property at Willowdale, however I have obtained finance for properties in the past, & I usually use my own funds for the 'deposits' or costs, while having pre-approval from my finance provider up to a given value, with the longest time limit on the pre-approval to give me time to find the right property. Preapproval loan was for 3 months only I will try to extend it. But that will properly max out at 6 months I'm sure I wouldn't have issues with loan in 12 months time considering I have $240000 saved up. Cheers for extending your knowledge and help buddy.
