Did anybody from lot line 1151 - 1164 notice this? She said she confirmed it with Rowena from the sales team.. I've assumed the documents are correct (at least I hope)! It's strictly 14days as per contract. We were going with a private financer who won't lend without the building contract. Going to ANZ tomorrow morning for a speedy loan process. We have been pre approved for everythjbg by commonwealth bank but they can't unconditionally approve anything until they can see clear title and address and evaluate land cause the land contract only says our lot and willowdale, and they need more then that to unconditionally approve everything. So we have to wait til registration til they can evaluate, and pinpoint our land to view it, then send official bank loan documents for us to sign and return, then approve loan, then speak with our solicitor and settle on our behalf all within 14days- we are very nervous and hope it can be done in time because we do not want to lose our land because of this Re: Building at Willowdale 292May 28, 2014 7:58 am JJscruton3813 Yeah I totally understand and am in the same predicament as you jahkt. Re: Building at Willowdale 293May 28, 2014 8:09 am Surely willowdale understand things like this can't happen overnight, I mean 14 days just seems like a really short amount of time considering the initial land contracts didn't provide enough information for the banks to be able to grant unconditional loans which will hold up settlement because we have to go for unconditional once it's registered so there is clear title descriptions. And they'll the bank has to send out loan documents, we have to sign them and send bank, they have to go examine the land, the solicitor (conveyancer)bras to get there paperwork in check..then they have to settle on our behalf. 14 days just seems unrealistic- and it worries me, what if it can't be done within 14days? I just heard from my conveyancer, who advises she has made the appointment with Stockland's solicitor for the day of settlement, & for me to be ready to draw the disbursements (the amounts to what account holders) in the form of back cheques for the vendor, the afternoon before settlement (Thursday 5/6/14) & to hand deliver them to her office for her to take to her settlement appointment. She is awaiting the disbursement information from Stockland, and said that it is often the case that due to the legal process, the disbursements are provided the day before settlement, unfortunately. I wasn't sure if this would help at all for anyone who is obtaining finance, as it sort of means that you have till then for the banks to get the info they need...? That makes it even more difficult, because we are lending from the commonwealth bank. So we have absolutely no idea how long the process will all take then..it makes me very nervous, and anxious. My only suggestion would be to go to your bank as soon as you have a street name. We had pre approval and were lucky that we went to the bank with a street name a week before we got the call from Stockland telling us we were registered. It has taken comm bank 3 weeks to fully approve our loan (hopefully we have paved the way for a few of you that choose comm bank after we had so many issues with the valuation etc). We have signed our loan offer today (thank god we had a great broker - she really fought for us after a crap valuation). We are settling 10 June. Or you are implying that the the post registration valuation came out less than the initial one?? I'm just comparing this with my scenario as the bank has already pre approved (unconditional) - my initial valuation came out to be same as the purchase price of the property. No comm bank would not do any valuation until we had an address. Once we supplied a street name they sent a valuer out and it came back as high risk and resale value low. I hope it comes back good. That's ridiculous. Is very thing set to settle for you now or did you have issues? Surely commbank don't think that the resale value is less than the contract price when the releases are still selling out?? Nab were fine, with the purchase price. I've signed and now waiting for settlement day..
