Only two things I can really notice; 1 - Storage in upper bedrooms 2 and 3. 2 - Ceiling height - I keep posting this in all threads. If you can afford to do it, put in 2.7m ceilings. Robes in Bed 2 and Bed 3 I assume the door in the Bed 1 ensuite has rotated? Did you want a window at the stairs so you don't need a light on during the day? However the plan seems to be more a concept than a working plan as I can see that there are far too many things probably not in scale. Also as stated by EmyN, there are quite a bit of waste space. My suggestion would be change the plan into square bubbles of where you want each room to be and ask for professional advise on changing your concept into a plan. Good luck. Re: What would you modify ? 8Dec 12, 2013 12:58 am If you're still conceptualising a floor plan here are some things to consider: Access for moving furniture - especially big units of furniture and up windy stair cases. You might find yourself lifting things through balconies/windows . Tight angles between doorways etc. moving big couches are especially a pain. Design it to make it easy for moving things around. Direction of door openings Consider available wall space when placing doors/windows for your pictures/art/tv/shelves. Window heights - floor to ceiling or half, having some wall underneath can allow for furniture to be placed whereas you will want to keep full height windows clear. Can never have too much storage space. Fit one in where ever practical. Add structural features in to make the house interesting at the same time functional.
