(And of course my interest!!! ) Bel Thanks Bel I knew it was somewhere but I was rather flustered when we came back from another sneak peak last night & found our electicals done (great ) however 3 lights have been incorrectly placed & as we are putting in down lights after handover the misalignment will be extremely obvious......... needless to say very peeeeeeeved & now definately getting an inspection - make sure they did everything right (highly unlikely). & Poor Izzy123 - devastating. So PUTTING OUT THE CALL TO ANYONE IN SYD WHO CAN RECOMMEND A BLDG INSPECTOR Looks like Tyrells is the only one so far - I will PM Sammy to see how they went. After having spoken to a few inspection companies, what I found was interesting. It seems as though having a pre-plaster inspection is quite unusual for the Sydney building scene. Though it seems quite the norm in Melbourne (via the posts I've read), inspections here in Sydney are available but pretty much for pre-handover only. The companies I spoke to were quite surprised that I wanted a pre-plaster inspection done. Were happy to do it but apparently it wasn't the norm. One building Inspector who's been mentioned in another thread, does all of Sydney but "charges like a bull to a red rag" ( this one's for Michelle ) if you're located quite a distance from him. His website states the charges clearly. Suffice it to say being located south of the Georges River, we won't be using him. I spoke to Sean O'Connell ( Doric Property Inspection) & he does them but is not certified. So he is of no help if you have legal issues. However, I found Restwell Property Inspections ( Brett Woodward) and they are definitley certified. They provide a PDF report for each inspection. you have a lovely house. We got Mark from Tyrells to do the final inspection. He is not too bad. But we haven't tried Howard. We hesitated at first because we did not see anything amiss. But we had M*** for preplaster so we chose him again for prehandover, he seems to be quite busy. He doesn't take photos like Howard though, but still worth the money. We require both engineering and architectural drawings in order to fully assess the framework. Photos usually are not necessary. The fee for this service is $440.00 Gst incl. Any questions just call.
