Spoke with Sean tonight, and yes, he does new build inspections. He advised he is not 'certified', asked what that meant (maybe some forum members can help me expand here.....) you sometimes need a certified inspector for council inspections (councils sometimes outsource, rather than an internal council person). Anyway he suggested 5 to 6 inspections as ideal, minimum 4 inspections. He charges $280 plus GST. Don't know how this stacks up to Big Kevin in Melb?? Can our Melb cousins share...... He is fine with me sharing details...a bit late for that and is happy for me to comment on my experience with him on here (that says to me he backs his work). I won't be using him for a while yet....will be in council in the next week or so...so will continue to update once I have more to share Bel Still not in. Don't ask!? Re: Sydney equivalent of "Kevin" - Building Inspectors 23Aug 04, 2008 9:39 pm Can't help with the certification bit, but I can tell you that Kev in Melbourne recommends two inspections for a standard single storey house in Melbourne (I *believe* this goes up to 3 for 2 storey but not sure). The 2 are pre-plaster and pre-handover.
Not to say that your guy is doing too many of course. I think Kev might charge a bit more per inspection than your guy. We can all see this "home owner builder course" ads on upper right hand side screen now, so when is homeone going to offer a "building inspection" course? Thanks to the bad economy, we got a few retrenchments at work and probably another restructure in next few months. I would be interested in that if I got retrenched! I remember seeing someone mentioned the Archi Center (or something like that?) who can also do new house inspections as well. May be we can get some info from whoever used them before? Like I said before, H K Ryan is alright, may be we are just unlucky. I have heard positive comments for them somewhere in this forum. I still think it's very important to get an inspection from the professionals, then we can talk about the BBQ after that... Ahuang, thanks again for your input too. We are waiting to hear back from a friend to see if he knows any good building inspectors... I'll post here when I've heard. I was thinking that there would need to be at least 2 inspections, one before plaster goes up and another before handover??? The whole purpose of having an inspection is so that the builder can rectify defects. In my experience - builders only tend to listen to those who have the appropriate qualifications and reputation. Someone who is appropriately qualified to give a report will provide a document that will be more likely to stand up in court/arbitration. (Though you hope it never gets to that point!) We did consider them before as well, but since they are doing all the inspections for Eden Brae, we are no sure about how independent they will be, so in the end we didn't use them. I believe they are, my husband spoke to them, so I'll check with him to verify. They do state that they are able to attend disputes on your behalf, so they'd need some kind of qualifications for that! Ahuang, I agree that there could be a conflict if building with Eden Brae and because we are not, I think it is suitable to have them inspect our building. I'm not sure who Clarend@n use at this stage, but it isn't Tyrrells.
