Browse Forums Building A New House 1 Dec 10, 2013 2:22 pm I bought a land at "The New Rouse Hill" on the Beaumont Hills side.
It's my first time building and looks like it's a daunting task. Thanks to Graeme aka maximus for his invaluable help so far. I am on a tight budget but determined on building a two-storey house. I would like to get some ideas or suggestions on the floor plan presented by the draftsman. This has been revised twice based on my likings, my concerns so far: 1. Is it too risky to have the 1st floor bathroom right on top of the ground floor kitchen as there may be leaks in the future? 2. Is the family area space too small? Will it stink if it's opposite the powder room? 3. Is it good to have the kitchen facing the laundry and powder room or shall I adjust it clockwise (facing the meals area)? 4. Shall I have a WIP as shown or use it as storage instead? I am happy with the rest and just needs to consult with my wife regarding the positioning of the windows. Then you could have a breakfast bar, also looks out towards backyard rather than on to powder room and laundry, as you say. I wouldn't worry about number 1. I think the pantry is a good idea but whether it's big enough to be a "walk in" rather than just a big pantry is the issue. Hard to tell about size of family/dining ... have you laid it out on ground in your current house/backyard/somewhere. Have you considered the size and placement or furniture? Could you bring out the stairs in line with the hallway then slide the pantry in behind the stairs. Then you could rotate the kitchen and have entry to the pantry from the corner. I think the family room will be tight but depends on how big your family is, how big is your furniture etc... Instead of a bench in the laundry I'd make that a broom closet. Internal sliding door on laundry will have to be a pocket version (ie slide into wall) but looks like a tight fit. External landry door make it a glass sliding door, easier to negotiate out of and around washing machine and it will bring in a lot more light. If you have 2 cars the garage be better 6000 wide. Can have a lot more comments but do not know the orientation of the building ie which way is north ? We have a small laundry at the moment with a swinging door and it's a giant pain getting around it and opening/closing it. Build thread: viewtopic.php?f=31&t=65085 Re: Beaumont Hills Custom Build - Floor Plan Advice please!! 6Dec 11, 2013 8:20 am thanks for the feedback. i will check with the builders regarding the garage size and ask them to revise on the laundry sliding doors and positioning of the breakfast bar. i am also planning to create a storage near the staircase and decrease the size of the theater room (which we will just use as study area). as much as i like the idea, i won't be able to move the stairs in line with the hallway as it will affect the rooms upstairs. we just had our newborn last October and planning on having another one. family of 4 unfortunately, the front porch is facing west and the meals and kitchen are on the north side. i know the bedrooms are supposed to be on the north as well but that's another long story with the builder. There are cost-effective flat-pack storage solutions for garages. Both supacheap and eBay have good systems available. Make sure the fridge space is wide enough for a modern 2 door fridge. Also get them to put plumbing in for the fridge ( for water chiller and ice maker ). The stairs have a turn with triangular steps. The place I am currently living in is like that and it's annoying. See if you can get them to make the turn a single landing. Balcony seems to be shown, but there is no door. Consider a window in the stairway. You might save money by having 2 windows on bed 4 and 2 windows on home theatre??? BTW - Gyprock has been put in my place now. The builder has come back with a site positioning completed. They have done an excavation report with 200 tonnes of fill to be removed & rubbish. I was a bit surprised with the figure. I tried to pick up as much rubbish as I can but since I am an hour away from the land, I can't do that every week. I saw some leftover materials from the neighbours the last time I visited but I guess they won't admit its theirs. Also, the neighbour on my rear is currently in the midst of building so their rubbish might have contributed as well. Is there an option to contest it or get some independent excavators do it for me cheaper?
