Titles due 65May 04, 2014 5:34 pm Exactly where I thought your block was! I didn't notice the path today but so glad they've started. I was reading the website now it's full of info and it says there will be exercise equipment also along the walkways etc, very much looking forward to it being completed! I think it was only a week or so between green & sold sign so fingers crossed your sign isn't too far away I haven't seen any parking on the estate plan but on the road coming in there are a few so hopefully there will be roadside carparks elsewhere What's your setback there? I'd be interested to know if it's different due to BAL. They seem to be flying through the estate now, hopefully the display homes go up soon My build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=70655&p=1164017#p1164017 Our House is full of magical things patiently waiting for our Home to be built Re: Ventura- Providence, Wellard - Prestart done! Titles due 66May 04, 2014 5:50 pm The path ends just behind the little first aid hut they have set up across the road from me. Our set back was normal... I think 4 for the house and 3 for the garage (or vice versa). The houses facing the bushland (so around the corner) have a 6m setback. We used the minimum set back we were allowed and I thought we would have a really small yard but the path and council verge is actually a decent size so we are glad we bought the house all the way forward. I know - I just hope a lot of people start building straight away - don't want to be alone down there haha. There were guys working down there today so they must be keen! Titles due 67May 04, 2014 5:57 pm Just having a look at the providence website. I wish this estate was up and running 12 months ago, we would have purchased in there for sure! It's going to be great Will have to walk/ride over to our friends place in providence and make use of the bush walk paths! Re: Ventura- Providence, Wellard - Prestart done! Titles due 68May 04, 2014 6:12 pm Yeh the plans do look really good and you are only across the freeway so it's not too far to travel! We are actually really excited to be living there... just hope we get good neighbours! Titles due 70May 04, 2014 6:20 pm Our setback is 3.5m to garage and I think if the house was forward of the garage the house could be 2.5/3! We definitely took advantage of the minimum setback so we now have 7m of backyard Oh yeah, that's why we didn't buy the other block we were looking at (Bush front site) as it had a massive setback and we'd rather more backyard than front yard Now hubby isn't sure he'll be able to park the Navara in the driveway as it is 5.2m of car LOL!! I do like how the footpaths are right on the verge No bloody strip of grass between them and the road hahaha! aimees88 Yeh the plans do look really good and you are only across the freeway so it's not too far to travel! Well of course you have good neighbours, just around the corner at least My build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=70655&p=1164017#p1164017 Our House is full of magical things patiently waiting for our Home to be built Re: Ventura- Providence, Wellard - Prestart done! Titles due 71May 04, 2014 6:29 pm Our set back must be similar to yours then but we ended up with about 5 or so m's. Don't worry my partner is the same - we didn't even both making the garage to fit his car because we would have had to double the size... so he is parking in the driveway and I have all the room in the world Yes I noticed that about the footpaths too - much better. Our little strip doesn't have it's footpath yet - hopefully soon! Too bad you didn't buy the block next door! My partner does FIFO so I will be making friends with everyone because I will be lonely haha. We are going to get a nice big dog to keep me company too which is another thing the walking tracks will come in handy for! We have a small dog at the moment and whilst he is the best company, I don't think he is very intimidating! Titles due 72May 04, 2014 6:56 pm Stage 3 was completely sold when we bought, but we're only halfway up Irasburg so not far My hubby used to be in the Navy so know what you mean about being lonely, knowing the neighbours is important to us Hahaha about the dog! Hubby promised the kids over 18months ago that when we bought our own house, they could have a dog and wouldn't you know it, the little buggers remember (they're only 3 & 6) and they keep bugging him about it now that we are buying our own house My build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=70655&p=1164017#p1164017 Our House is full of magical things patiently waiting for our Home to be built Re: Ventura- Providence, Wellard - Prestart done! Titles due 73May 04, 2014 8:08 pm Good - I can run to your house when I have no sugar! Haha. It's just always nice to have friendly neighbour's. We bought our last house at 19 and made no friends.... I think people expected us to be the party house (being so young) so kept their distance. This time - I want friends! I was never a dog person..... until I got my dog. Now I am a crazy dog person. My poor dog thinks he is human! Kids never forget haha - don't forget when you get a dog to look at local rescues What school will your kids go to? Well I guess at 6... one might already be at school? I thought I read they were building a school in Emerald Park which will be super close. I wonder if we will get a little IGA or something.... I know on the original plan there were two big blocks near the park - not sure what the intention was for those... Your kids will love that adventure playground!! I don't have kids nor do I think we will have any but I can't wait to take my nieces/nephews there! Titles due 74May 04, 2014 11:03 pm Aaaw you must be a spring chicken LOL!! Buying a house at 19, geez you are brilliant!! Pop around for sugar anytime, I have White, Brown, Raw, Icing, Caster, Splenda hahahaha! (The scene from Bad Boys pops into my head when Will Smith walks into a house and says in a US Southern accent 'Hellooo, we're your new neighbours, just wanna borrow a cup of brown sugar' ) My kids go to Bertram, so we'll remain in their catchment area (one of the main reasons for choosing Providence) Unfortunately, the future primary school between Providence & Emerald Park is unlikely anytime soon, in the last state budget, they canned Wellard schools until 2017 and I would assume they would start with a school in The Village! Can't wait for the adventure park, we'll be 1/2 a street away haha! We've had 7 interstate moves in 10 years and only knew our neighbours at 2 of those places, so knowing our neighbours is something we definitely want in our own house My build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=70655&p=1164017#p1164017 Our House is full of magical things patiently waiting for our Home to be built Re: Ventura- Providence, Wellard - Prestart done! Titles due 75May 04, 2014 11:48 pm I am 26 next week - not so much a spring chicken! Hahahah I read that in the accent too! Oh that's handy being in the catchment still. I didn't realise the schools were that far off. Bertram is around the corner anyway. Gosh that is a lot of moving! Good way to see the country though! We moved out at 19, back at 21 when I realised I couldn't cook and then back out at 26.... With about 10 recipes under my belt haha so this is only my third house. Well I am 33 so I shall reserve the right to call you a spring chicken (I can't say it or even think that quote without the accent haha) aimees88 Gosh that is a lot of moving! You don't want to know the number of moves I've done in my life if you think that is a lot hehe I hate cooking but kind of had to learn once we had kids as I was no longer working so thought I should cook, not make my husband do it all Unfortunately, once I did go back to work, hubby is so used to me cooking and not him that it is more likely me most nights! I love love love to bake though and would happily spend my days baking away, unfortunately, not so good for the waistline though I do make most school snacks so at least the kids aren't pumped full of additives and preservatives (well that's my excuse for lots of baking and I am sticking to it ) My build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=70655&p=1164017#p1164017 Our House is full of magical things patiently waiting for our Home to be built Re: Ventura- Providence, Wellard - Prestart done! Titles due 77May 05, 2014 6:04 pm Just curious, if you don't mind telling What are your estimated site costs?? Our estimate is $13000 We have had our site survey completed and I've seen others with a similar result pay site costs of $5000 less than our quoted... Very much hoping this is the kind of credit we may get haha!! Titles due 78May 05, 2014 7:33 pm Baking... maybe you can help me om something totally unrelated.... do you have a KitchenAid? Thinking of getting one because they look lovely oh and... to bake of course. Our site works were quoted as 13500 including storm water and then 12500 for our BAL. I would very much like to get some back from all this haha. Wait so... they site survey and then give you accurate costs on site works before the build? So hopefully I will know soonish. ...you must let me know what yours comes in at! I'm not going to get excited... As long as it isn't any more than what's quoted! Titles due 80May 05, 2014 9:14 pm Hmmm... I forgot our siteworks include soakwells so maybe that's where the difference is to the other costs i've seen! We were told we would get accurate costings for siteworks prior to construction so fingers crossed it is less and we have a credit to play with haha!! The soil testing has already been completed and they know what type of footings are required etc so I think they just need to assess the site for access and peg it? I figure as long as it isn't higher we're all good Kitchenaid..... Sadly I don't have one but I do WANT one All my mixing is done by hand so it would be a fantastic and loved addition to my kitchen My build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=70655&p=1164017#p1164017 Our House is full of magical things patiently waiting for our Home to be built Yes, I have.
