Browse Forums Building A New House 1 Dec 07, 2013 6:22 pm Presentation I've been reading and posting in other people's topic but it's time to have my own one. The goal here is to be able to keep a trace of our building steps and to communicate with other happy builders like us. Our block of land is now registered and plans should be in the hands of the Private Certifier (I hope so). The block is just a few steps from Elderslie Public school and walking distance from Elderslie High which is the main reason we have purchased it. Compare to other release around the area, these blocks are not neat and flat and not cheaper neither (see photo below): The gradient between the road and the top of the land, which is more obvious on the next photo, is going to be an issue and Coral already warned us that the driveway would be impossible to straighten... I'm going to get an external quote and confirmation for that anyway. On another hand, the size of the block is also an issue as we initially bought it for the purpose of building a double storey which became a single storey due to financial reasons. That's another reason for choosing Coral Homes as they allowed us to update the original design of the Noosa 279 in order to adapt it to the size of the block. We will end up with a small backyard but still happy with our choice. This below is our version of the Noosa 279: The house will contain everything we want such as 4 rooms, Study, Media, Activity room next to Alfresco (which we saw first time in Eden Brae Hawthorn house), huge Alfresco and a clear separation between living area and room area. Besides the range of colours for walls and kitchen/bathroom benches, I was also interested in additional ideas about Media room setting, High ceiling vs high or standard doors and bricks choice. The grey pinkish does look nice and it has the advantage to be be "Medium" classified for the Basix Solar Absorbance Classification compared to the Vino or Expresso which are classified as "Dark" within the same range. Looking forward to seeing your choices. I really like your floorplan layout. The changes you've made look great, and I especially like how you have reconfigured the master/ensuite/robe. It's good also that your laundry appliances aren't on a wall adjacent to a bedroom - it is the one thing that I wish we had thought of during the tender process. The appointment was good even though you feel that you did the wrong choice after. But the color person was nice and she even let me until tomorrow to change my mind on some stuff which I am going to do but just for a couple of things. In a nutshell, the things I'm really exited about are: - the kitchen sink, Fusion undermount single end which will come with about 500$ variation but it looks so good (the one on photo has double ends). - the vino brick range with white mortar (couldn't pick any from the standard range... so probably ++2000$ ouch!!) http://i903.photobucket.com/albums/ac231/sukarabikun/57_zps6bd58989.jpg - the Panelift garage door coming along with 5 years warranty and anti finger pinch (+670$) - the kitchen colours (telephone is the bench top, middle is glass splash back and top is furniture) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ On the bad side: - we had to pick one of the ugly internal doors (cannot upgrade on everything though) - same for the ugly tap range and the ugly roof tile range... Love the dark colour brick - every time Mr tyger-eye and I drive around our local estates (yes... we still go looking) we ALWAYS "ooh" and "aahh" over the "expensive" dark bricks, and we always speculate "that must have cost a fortune!" It's nice to see you have them We also chose an under-mount sink, but were never given options like yours (then again, we never asked as we didn't know) so we have a double under-mount sink - I like yours though (good for draining dishes). I like your kitchen choices too. Is the benchtop black? I can't tell if there is a picture on the phone or if the phone colour is symbolic of the colour you have chosen. I'm impressed by the idea of using a pearl finish for the glass splashback paint - I'm sure that will look awesome. Looking forward to following your build! We didn't want to upgrade but couldn't pick any of the standard range, so we finally did give up on the Japanese bathroom which was a big issue with the builder. The "Vino" is from the range just above the standard one so I hope it's not gonna hammer us. But I'm sure that some would look good after building, it's just that we couldn't imagine, so we removed the risk. Our bench top will be black but couldn't find anything but my phone shell for the color... For the sink it's just because my wife wanted absolutely a single bowl, so the color lady showed me what would be possible. The standard range was only 20l which is pretty small, so we moved to the fusion which is 30l and also looks great (and pricy ) On another hand we've removed the solar system from the tender which is going to save another 2000$. We initially wanted PGH Crevole, but that was from the second most expensive range. We received samples of both from the PGH display/showroom, and the difference was minimal, so we went with the cheapest option. It sounds like we have bricks from the same range as you. We paid $204 extra for ours - we were expecting much more as our Sales Consultant estimated that it would be around $500 extra. Our off white mortar was $335 extra. As for our double bowl under-mount sink, we paid $590, so I'm guessing the price is similar to yours - but yours looks much more fancy. It's a shame that Coral couldn't do the Japanese bathroom - I was looking forward to seeing how it was going to turn out. I didn't pay attention at first but we may change to this one too in case of we get hammered by the Vino one. Let's wait for the pricing. For the bathroom, I understand that Coral don't want to go further because it can lead to certification issues because of extra waterproofing. In Japan it's common request but here it's too far away from the standard. Long time you haven't posted any photo. I'm looking forward to watching the brick work. If your bricks are in the same range as ours - 1 up from standard, then I would assume that the price would be similar to what ours cost to upgrade. Did you choose a different range of bricks for the facade? Which one is it and what was the reason to pick a different one? They both look great anyway. I really liked your post about electrical stuff and the final layout is similar of what I'd like to achieve. Great job you guys did so far. I may need to peruse my tender again. If my facade is going to be rendered, then I don't see the point of splurging on expensive brick, I may stay in standard range or upgrade to range A only. May be we shouldn't have asked Coral to provide cabling and socket for the heating fans in bathroom, they may have saved on other items... Today it worked and I can say that it's a pretty good tool. I wish I was able to use it prior to the color meeting, so I may have changed my selection... At the moment, I've created a rough view but I can also zoom in and out and also add more details such as power points on the splashback...
