Browse Forums Building A New House 1 Dec 04, 2013 8:26 am Hi all! I have just put a deposit on a block of land at The Vines in the Vermont Estate Pitt Town NSW. A colleague has recommended Metricon. Was wondering if anyone could tell me about their experience building with them in NSW. One thing I have noticed is they don't include eaves as a standard (which I believe is a requirement for all NSW houses); it is an added cost of nearly $5000. I'm afraid I will come across many 'hidden' costs. The house I am looking at is the Milano 30 which is a beautiful open plan style home. Have heard I probably will not be able to have this complete for less than $300,000 where I was hoping to spend more like $260,000. Any tips would be fantastic. Yes, we paid extra for eaves, however they're not a requirement in NSW (dependent on your Council perhaps). As for hidden costs? Well we just paid close to $3000 to upgrade 4 Cubed Wall Faced toilets, for us to be told that if we'd actually wanted the correct plumbing to go with the toilets - well that would be extra. Oh and by the way we never told you that when we happily took the $3000 to upgrade, and well it's too late now, you'll just have to put up with it because it's too late to fix. I'm sure all builders have hidden costs, but to be told that to correctly plumb a toilet is extra - that takes the cake. The experience has been very good right from meeting the first sales consultant. They were able to give us estimates of the site costs at that early stage which ended up being accurate at the point of tender which is very good considering the complexities of building in an established area. The key variable around the cost though will probably end up being the level of specification that you want the home built to. Metricon display their homes very nicely. On the positive side though they have been extremely open about costs right from the start - they will provide you with "display options lists" that enable you to get an accurate idea of what the display home actually costs. Re: Is anyone building a Metricon home in NSW? 4Dec 15, 2013 3:48 pm We are not building in NSW, we are building in VIC, but we have also found them pretty good to deal with. You are going to have the same problems with the majority of volume builders in terms of having to pay for eaves and other things that may seem a bit unreasonable. I guess as consumers we need to understand that it's a competitive market so all the builders will advertise whatever they can to make the prices seem the cheapest. And they do cost more. Eaves mean larger roof trusses for one thing. The best advice I can give you is do your research, I read just about every Metricon building blog on the planet for pricing, we insisted on walk throughs of the home and got estimates for EVERYTHING bulk heads, feature doors, wall niches anything you can see that you like you need to ask about. It's very difficult to tell you what the 'actual' cost will be as it depends on personal taste, packages or deals on at the time and your estate covenants (ie we have to include higher ceilings and features at the front façade such as render). This will of course bump up the cost. I know it sounds silly but you just have to ask all the questions and don't take anything for granted as being included. We even asked about things like whether the hot water system was adequate for the size of the house and the same with the evap cooling that was thrown in for us. Having said all this, we had a great sales person who was pretty straight forward with us (ie don't buy x through metricon it's not worth it). Good luck, we haven't started building yet as we are waiting on the land to title but we would rec them so far.
