Browse Forums Building A New House 1 Dec 02, 2013 10:32 pm Hi all,
We are building a brand new 4x2 home in WA which has just finished the roof cover. We found that nearly every tile has chip and cracks or is crooked and we believe that we have been supplied with an faulty or second hand batch of roof tiles. The response from the builder is "This is completely normal to have many chipped and cracked roof tiles as trades still need to perform works on your Roof". We have checked the new houses at our street and none of them has similar degree of damage. Does anyone have a similar experience? I found out that I have terracotta (or clay) roof tiles and not concrete. The inspector told me that terracotta tiles are a more expensive type of tile and what I was seeing is normal. To make them it requires higher temperature than concrete but this means they are susceptible to warping and not as perfect as concrete. However, terracotta tiles don't fade as much so you won't need to re-spray it in 5 or 10 years down the track. They come delivered with a few minor chips and during install you will get a few more. If these chips are more than 3 cm they will replace them - that is what the guy told me. I won't see the result until the roofing people come back and finish the job. The consultant from my builder did not explain this to me at all, instead just kept on saying that it will be fixed with no extra information what's so ever. I am still not totally convinced but we will have to wait and see when handover comes in 3 or 4 months time. Re: New roof tiles with defects 2Dec 02, 2013 10:54 pm Unfortunately we need to see a photo of your roof at various angles if possible. Without it will be just pure assumption. Were they already chipped when delivered? Could be a manufacturing/delivery fault. One or two here or there maybe, but from the photos I would think that it definitely isn't acceptable. Did you notice if they were like that when delivered before installation? Or if was the installer poorly handling them? Re: New roof tiles with defects 6Dec 03, 2013 2:49 pm When they were delivered they were on a pallet all wrapped up but couldn't tell at that stage. I actually had to climb on the roof to see properly these chips but I'm assuming the installers weren't to blame I think it's just a bad batch of tiles. How ever I do think the building supervisor should not have accepted this. Still trying to contact some independent inspectors to verify the quality of this job. Does anyone have any idea who to contact to get the roof assesed so we can bring the report to the builders to have it rectified? Hi All, I engaged a tradie to install concrete retaining wall 600-800mm high over 32 meters in Victoria. Sleepers are 200*75*2000 mm installed over 17 steel posts.
