High end or budget? Cottage (rear loaded) or traditional block? Our house is on a 300m2 block 10x30 but our budget was tight so we have a single storey 3x2. Approx 339m2. The only concern I have with single storey is the size allowable and it being too small... site coverage is 50% in Bayswater Shire with an application of 55% allowable in most circumstances. My favourite house plan for a 10m wide traditional lot at the moment is the Drysdale by Wa housing centre, its on display in harrisdale. There are a few changes I'd make but I think it makes good use of the space and still gives a good kitchen which is lacking in so many of the smaller houses! Is $300 total budget or just for the house? That included site works. Your other option is go to a smaller builder who will do a custom design for you. Will cost more but you'll get something the suits the block and your lifestyle. Some of the designs for 10m wide blocks by some builders I think compromise of living area/kitchen space to try and include everything. I simply want a 3x2 with study preferable... My only concern with single storey is that it looks pokey and small. Raising the ceiling is one way around this I guess, maybe a small builder like you say could be the way to go! For single storey but more custom many people have had good things to say about redink. Makes the build quicker then traditional two storey. It's also meant to be better then the pod system of 101 in regards to noise from upstairs to down.
