Browse Forums Building A New House 1 Nov 28, 2013 11:55 am Hi Guys, Firstly, great forum. Have been lurking for a while reading up on as much info as possible. My wife and I have bit the bullet on a block of land in North Lakes, Centrale to be exact. It is the last land release in Centrale, and we've got a corner block (557m2) 1 road from the Golf Course. The house in front of us (which isn't built yet) backs onto the course and we have been advised that it will be a lowset, so of course we want to maximize our viewing opportunity by building a highset. We are currently renting in North Lakes (Woodside) and love the area, so here we will stay We've spent a ridiculous amount of time going through the displays both in North Lakes and Capestone. We initially wanted to build in Capestone, but decided against it as the stage release where we would want to be in (highest land point near the lake) wont be released for another 18 months. After all the time going through the displays, discussing our options with the builders, we've narrowed down to 3. In order of preference (all with modifications to the plan): 1. G.J Gardiner - Galleria 305 2. AusBuild - Thornton 3. AusBuild - Callington (300m2 lowset) We are going to see a McDonald Jones Oasis (lowset) on Saturday as well, just to see if it could be another option, but really the Galleria is by far our ideal home/plan. Now the fun an excitement begins, although the land will only be registered in March, which means we'll have a few months of agonising waiting. Looking at a July/August settlement at this stage. Seems so far away! Look forward to the discussions and opinions of people that have been there, done that, particularly in North Lakes and/or with the builders I have mentioned. My partner and I have also just put a deposit on a block in Centrale, North Lakes and have also been advised it will be Feb/March before we can begin building. I personally love the Galleria 305 design, it was one we considered! We have decided to build with Clarendon Homes after considering pretty much every possible builder! Now it's just a waiting game until the fun begins! Cool! Which lot did you get? We got 174 (Dickson) We got our costings back for the Galleria last week. Had a minor heart-attack @ just shy of $400k to build and that wasn't turn-key either! Had a look at Coral homes on Saturday, and really liked the Marcoola 32 (for a lowset), waiting for them to finish building their Bahama 33 at Peregian Beach. As much as we loved the Galleria, Coral offer much more inclusions. With the Marcoola 32 it would be turn-key of $280k, and the Bahama +-$320k. Including everything. Solar, Ducted Air, stone benchtops, steel framing, tiled alfresco area, extra large (height, width and length garage) etc etc. At least we have time to make all these decisions thanks to the march registration. Yes as much as we liked the Galleria it was out of our budget. I really loved Coral's inclusions and we had narrowed it down to the Bahama by Coral and a Clarendon one... We went to get quotes for both but the guy from Coral never got back to us (we did make quite a few modifications so maybe it was too much work?) but Clarendon were fantastic so we have signed with them! It definitely is good to have plenty of time to make all our decisions - there is so much to think about! Our main changes we would have made were to build in part of the alfresco and to add an upstairs balcony off the master bedroom.. Went out to see both sites with Tamara, then went to look through the displays. Came back and 180 was gone (sold to the GM of Stockland), so we wasted no time signing for 174. We pulled out of building with Clarendon and are now comparing quotes from Coral Homes for the Bahama 37, and Plantation Homes for their Trinity Q2...
