Yes I did see that with someone else's build - shocked me a bit but as long as it doesn't permanently stain it I will be fine While we were there we caught up with our broker, not great news on turn around time for financial approval - it's looking more like 4 weeks instead of 2... Hopefully we will hear again today as our mortgage broker resubmitted these to them straight away. Fingers crossed!! Anyone but a cash buyer would likely need to go through the same process as you so he'd after 6+ week wait on finance and settlement with them. We took about three months from offer to settlement on our block, private seller but he had quite a bit of interest. He knew we were working on the paperwork etc so was happy to extend finance date and then settlement Re: 1st time building - Celebration Homes, Golden Bay, Keyst 31Dec 07, 2013 12:07 pm Thanks Fmac that makes me feel better to be honest, I guess we feel a little hard done by as we haven't done anything wrong, we can't do anything to speed up the process and can see how frustrating it would be from the owners perspective knowing how keen he is to move on and buy established. It will be a nice Xmas present if it comes through, we just need to keep our minds off it now. Hopefully Keystart come through shortly. I like your selections. Masters and Bunnings were deadly for me...I was constantly seeing things I liked I found the trick with the upgrades was to work out if it would be cheaper to do something during construction or after. With the 2D Deco doors although I was being charged a lot more per door than I could purchase them, I considered the door handle, the painting and while still about $30 per door more - I figured it was worth the time and effort I would put in to change them all after - and same with my liquid limestone - with the credit I would have got back and then having to schedule everything to be done I was only saving a couple of hundred dollars. Also to change some stuff after construction would costs more - also if your builder will let you owner supply some items that is a good way of saving some money. Aks them if they will cover with their insurance as I am told most builders have insurance that covers owner supplied items and it is very hard to get insurance for your stuff during construction. Good luck with the build and in general I have heard good things about celebration homes so I hope it goes well for you guys. Thanks SuzieQ we are first time building together (not first home buyers though - bought with exes and lost the lot) so we are grateful for the foot in the door with keystart despite their restrictions on flooring, blinds etc. we are pretty handy between the two of us and are pretty willing to update bits and pieces as we can. Chased this with the broker and yes, keystart have sat on it and have not ordered it. Hopefully we will have it deducted by Monday or Tuesday and hav an answer early into the new year. Anyone know what dates Keystart close over Xmas? We had nothing but troubles as well. They lost our paper work a few times. From submitting our papers to getting pre-approval was about 4 weeks. They then sent back the most ridiculous list of conditions. Things like previous residential addresses for the past 2 years, an explanation as to why we had credit checks from Aussie living, more copies of papers they already had, ect. It was stupid and our broker even said he had never seen a list like it. Once we had submitted all that it was about another 4 weeks till unconditional approval. So about 2 months just for finance (June-August) then settlement went through end of sept. Hope that helps! Our evaluation was back, prices were good, we just needed a final check before Formal Approval was given (we were pretty certain we were there, it was a matter of days no longer weeks!) We had booked our prestart for tomorrow too.... Just got a call from the agent - another buyer has formal approval and put an offer in.... so our contract was cancelled. Days away from Formal approval and the block is gone. Devistated is an understatement, the pain we went through to even get this far (its been just over 4 months since we applied) we are back to square one and there is no blocks left in our price range for the suburb. We are left to either try and find a similar block, go for a smaller one, redesign EVERYTHING and reapply all over again. We are in the same position as you! We had our offer accepted on a block of land last week, but the issue we have is that we can’t apply for our finance till we have had 90 days of genuine savings and that isn’t till the 25th Feb. The owner has given us till 6th March to get our finance sorted. I am now seriously panicking that there is not a chance the finance can be done in that time!!! :/ I was really hoping to get to the end of your thread and find that everything had fallen into place. Our broker said that ours is an ‘easy case’ so should go through keystart with no problems, but reading other people’s posts I’m worried it won’t. We managed to get an excellent deal on the land, so if it falls through, we probably won’t be able to afford to build where we want. I really hope another plot comes up for you! I would say a minimum of 2 weeks for an approval and that is if there is no hickups along the way. Also remember that when Keystart look at your application and request more information it goes back to the bottom of the list and when you provide them with the information they need it will take a couple of days before they look at it again. Mine has been on-going for 6 weeks. I thought I had everything down to a T but the builder didnt give me full working drawings and for the builder that usually takes 6 weeks to produce. I got the full working drawings within 3 days from when Keystart requested it only luckily the site survey was done that week with an engineering report but that was given before christmas. They had done an employment check before christmas etc and it was the week of the 6th Jan that we were going to get the formal approval but over the christmas break my partners company lost there contract and my partner now was under the new company (same job/same site just differenct employer) and they happened to do another employment check the day we were going to get formal approval...which is really weird.....so now we have to wait 4 weeks for payslip before they will look at it again. In the meantime we could lose the land if the owner gets fed up waiting!!!! So make sure you get onto Celebration Homes now and make sure they give you absolutely everything, including full working drawings to submit. Expect to wait up to 4 working days from the day they request a valuation. My finance approval on the land was 14th December.....now looking at 7th February, thats if Keystart dont find something else to delay the process.
