Plantation Sienna Vogue - 1 month since Handover PICS GALORE

G'day All,

Thought we would start our own thread as long time lurkers and first time home builders!

We have secured our Lot in Stage 3 of the Silkwood land estate in Mount Cotton and are building with Plantation Homes and have our Tender Appt on Friday next week - 6/12/13.

All very exciting stuff so just wondering if anyone else has recently built the Sienna Vogue Q1 with Plantation? We have chosen the Hailey Facade rendered to the front and brick sides and back to save on costs early up and have extended the alfresco patio to include the Theatre room outside area and also a smaller concrete slab patio outside the main bedroom as both of these rooms have sliding doors so made sense not to walk out to just grass
apart from that have not made any other floor plan changes but keen to see what others have done and currently we are working through our colour and electrical selections!

TIMELINE:

W/B June 30th - Earthworks and Pipes

W/B July 7th - SLAB!

W/B July 14th - FRAME!

W/B July 21st - Colorbond Roof on

W/B July 28th - External Windows/Doors

W/B August 4th - Internal plastering and rough in's

W/B August 11th - BRICKS!

W/B August 18th - LOCK UP! Kitchen cabinets in

W/B August 25th - Front render and bathroom/ensuite cabinets done

W/B September 1st - Tiling of all wet areas and front pillars

W/B September 8th - Painting week

W/B September 15th - Lights/Sinks and Garage

W/B September 22nd - Timber flooring and driveway!

W/B September 29th - Appliances and final fix up inspections


W/B September 6th - House clean and Handover keys on the 7th

Just had a squiz at your house thread - looks like a bit of a rollercoaster!

Loving your page 5 selections - Can't wait for our colour/elec appt.
Hopefully we will manage OK with no female touch haha
Was definitely a bit of a ride at first but since we signed with M it's been pretty smooth and now that they've started super quick so far too


Colours are good fun! you will be fine !! haha but god electrical did my head in! Just go in armed and prepared with inspo pics
Yeah we are pretty switched on with electrical I think haha no pun intended! We are doing our own lights and getting Planatation to do fitting and installataion to save a bit of coin as our budget max is creeping up fast! not surprisingly
Hi Jase -Dave or should i say neighbour...We are building in stage 7 which is sold out,we are on the other side of you with all the trees in between.Lovely area...We signed contracts in July but as you have probably read have had our fair share of issues (re retaining wall)If we ever do this again it will be flat land!!!.We have finally started and our frames are up so hopefully full steam ahead..I will have to keep an eye out for your build as I love looking at all the new homes take shape.Good luck with your build.Try to visit the Cosham studio a few times before your appointments,it will really help.

Yes we have been to Cosham twice now! We think we have the colours all worked out finally!

We have our first Tender Appt tomorrow and have just been through the draft they sent us after soil test (at 5pm this arvo mind you) so that's why it's now after 11 and we are just going to bed now! Big day tomorrow so will post how it goes!

We have also seen stage 7 and 8 a few times as we'll to get ideas etc so will keep an eye out for your build too! Are you in Bouquet St? Probably obvious with your username but is late haha

Yes pretty obvious ha ha,you will notice us high side with all frames up so far,we will see what xmas brings,prob slow right down now.What street are you in.Our soil test come in at M so you should'nt have any different,They allowed for H so we have a credit for provisional that they charged,(be watchful of this) I also drive by for ideas .Good luck tomo....

but we originally got quoted at this so it was within budget just! We may query it today but probably not much we can do about it, just glad it wasn't any worse! We got N3 wind class - curious to know if you were the same with this?

We are in Camlet Drive which 2 weeks ago was still closed off as a construction site but apparently should be released this month with settlement/registration February.

Oh ok,would have thought soil would be same?At the time our neighbour next door had done their soil test(by another builder)Theirs came back M so we let Plantation know this?Our wind classification was N2.

We just finished with our tender appt- nearly 4 hours later! They explained as we were high up and we have no neighbours behind us ( just bush land ) that we needed the N3 wind classification so that was okay I guess - the price we pay for privacy haha

We ended up having to sacrifice some small things to do ourselves later to get it within budget but overall it went quite well! Booked our colour appt too for next month.
Our Tender appointment was about the same,colour app was pretty fast as well as we already new what we wanted.we are also doing some things after handover to save cost... colours is the fun bit...
Next up - quotes for retaining walls.. We know we need to use concrete retaining walls and we're wondering who you used and if you got a few quotes first? Curious about price/cost of this as well
We ended up going through a company Plantation uses DEQ design Engineers,but we had engineering and problems to deal with,ours was abit more involved than the normal,but they were excellent,dealt with a guy named Dallas..Cost well, like I said ours was to the extreme!!!.Does yours need to be engineered and go through council?
Ummmm it may be a bit early as wqe didn't hear about needing engineering or going through council at our tender appt - but our land wont be registered and settled till feb so maybe we will find out more then?

We did choose a block that had 1.5 metre slope across it so they said we would need a retaining wall between 700mm and 800mm so hopefully we don't have as many issues as others we have read
oh ok,Why do you need concrete then.We have a timber one on our right side.Hopefully you will know more when it gets a bit closer.I think we started some issues at Plantation with our wall problems so concrete will make it alot easier for them..We have learnt there is alot of confusion when it comes to retaining walls,builder saying one thing,covernet saying another and council not following through with there guidlines as well.
Good question. Initially we wanted to use timber to save a bit of money but Laura at our tender appt advised we would need to use concrete?! But we have just emailed Gail our admin lady to confirm for us!

We have just heard today that our finance is all approved after submitting our land contract with our tender contract
so starting to all feel real!
Good news....We also had Gail...Lovely woman.....WRB Fencing and contructions at Wynnum.(Dallas) was his name,were the ones that done our concrete retaining wall,not DEQ.(DEQ were the Engineers that plantation uses that engineered it.)
Hi jase-dave are you having colourbond roof,if so was there anything about sarking that you recall at your tender appoint?I dont recall and we naturally thought we have sarking only to see that we have not..DH not happy.....esp when this option wasn't even mentioned to us
Might be a quest for them if you havent asked already.....
