I am looking at some land in an estate in S.A., and before making a final decision I'm trying to find out as much info as I can.
One piece of info I stumbled across was the maximum "Plot Ratio" which is the ratio of:
Plot Ratio (or Site Coverage) = (main dwelling ground floor area) + (garage area) : (total land area)
Apparently this is a council requirement, and it is my understanding that for the Council area where I am looking at land is set at 40%. E.g. for a 600 sqm lot, maximum main dwelling ground floor area and garage area total is to be less than 240 sqm.
Note: This maximum plot ratio requirement is additional to the building envelope / setback requirements.
From here I plan to contact the council to find out more info.
In the meantime, I wanted to know of other people's experiences:
- What is the plot ratio for your council area?
- Were you told up front / was it in the design guidelines or did you need to ask?
- Are there any other council requirements that may not be commonly known?
(Also I've noticed that some councils define the plot ratio slightly differently, and some have other ratios which include total floor space, not just ground floor space).
Update: Confirmed with council - it is 40% for blocks between 250sqm and 800sqm. Includes foot print for all areas covered by roofing. (i.e. pergolas, garage, verandah etc.).
