Ours is going to be around 16 December, so right around industry shut down. If we delay handover it probably won't be until the end of January 2014, and our rental property is driving us crazy! We have the funds ready to go so banks aren't a problem. Unless there are major issues which need to be rectified, we're happy for painters etc. to come back and do touch ups after we move in. For me i just slept in the house for a couple of weeks and started to slowly move the family belongings until i got the cert. Also could not apply for all your bins at the council without the cert. Good idea about sleeping in the house though, I can move my stuff in slowly (the plumbing has been backing up in our rental since the day we moved in), and our landlord has told us to lump it or leave. The Occupation Certificate authorizes the occupation and use of a new or altered building or, the occupation of "a change in building use" for an existing building. Only the nominated PCA can issue an Occupation Certificate. Prior to issuing an occupation certificate, the PCA must be satisfied that the construction works satisfy certain legislative requirements, such as the Building Code of Australia and that the building or nominated part of the building is suitable for occupation. Key considerations are structural adequacy, fire safety and the health, safety and amenity of future occupants of the building. Just ask your supervisor to arrange for the cert asap. Oh yea.. forgot to mention.. obviously after PCI then there's final payment and the handover process is funds to the builder then you get the keys. I lost the exact count, but I think I used roughly 11 days of my sick / annual leave facilitating access for the builders to deal with minor fixes. In retrospect it wasn't worth it, I should have held off on handover. Mind you, I had a rental property with no immediate expiry date so that helped. Once handover is completed your SS will no longer be a formal part of your project - you lose the contact people and their focus drops off very quickly. But we are in the same boat as you, not only because of the Christmas shutdown but also because our lease runs out in the rental on 13th Dec and can't be extended. Slightly stressful! So we have asked the building to use 5 days to fix the issues instead of the 10 he wanted, and this is the week of the 5 days. Fingers crossed! We have to get carpet and floor staining done ourselves before moving in, so that's all booked for next week. No slack time! We already know there are going to be things outstanding when they handover, as there is a delay with the entry tiles (out of stock). plus a few other things. You just have to get it in writing the outstanding items and make sure they do come back to rectify. HD Being home for repairs isn't a problem as I have family a couple of doors down that are home all day who'll happily let builders in. I'm more concerned about the loss of the SS, and whether there's any interest on their part to come back & fix anything when they've already received the final payment. I had tradies regularly turn up and do only a subset of what they were supposed to do despite clear work instructions. Without a fully engaged SS it fell to me to micro manage them. I also had to deal with several incidents where the house was damaged as a result of their work. These guys are not accustomed to working in a finished, occupied home so don't take as much care as I'd have liked.
