I was shocked at our blocks council rates $3,500 a year... ridiculous! How's everyone's builds coming along? We have had our land mortgage for over 2 months now.. Yay! Haha All appointments and selections completed now we have our last appointment with Simonds to sign off on final contract for the bank. Really hoping this next step goes fast so we can get onto building finally, our my Simonds site is saying build will start 30th May 2014. Had a blast at selections and sooooo excited to see it all come together as our beautiful home Hope your all well. Our builds will be very close together Well we are due to settle any time from the 26th March, our bank wont be ready for a little bit, so at this stage we are settling on the 9th of April. We are with council at the moment for our build, so once settlement comes through - Simonds have said 2-3 weeks and we'll be on site! Hoping for an end of April/first week of May slab VERY EXCITED! I really can't wait in think once the slab goes down things will go quickly. When do u sign your final contract for bank etc? I really hope it doesn't take ages from that point. Our file say idle for a bit after that because of Land settlement being estimated as April / May at that point, when things started moving they picked the file up and got us developer approval and to council 2 weeks ago. We own out land so we don't need to wait on settlement or anything just the bank wants to see the final contract (I work for the bank & my friend is our bank manager) so I have her all sorted & ready to go the minute we sign off haha. We still got a great deal and are thrilled with all the extras! With pics, You need to create an account with Photobucket or Imageshack (both free) you upload your pics to your account & it gives you a list of codes to paste into the forum. But suprisely we didn't spend as much as I first expected in selections. There standards are great. Is your house a single story? This site is awesome but seems there isn't ALOT of people building with simonds. I guess they are pretty new tho. You can checkout my build selections in my thread - the selections start around page 6 I think viewtopic.php?f=31&t=66299 You're right, the standard is really good anyway. Just the little things, like the sinks, taps and lever door handles, no need to upgrade. Really happy They are new to SA, but word is spreading.... We're thrilled with them so far! Re: Building With Simonds Homes in SA 34Mar 18, 2014 7:43 pm Think I better grab my daughters iPad & look more into this site so I'll def check your forum out Yeah we did all the benchtops, waterfall edges, high ceilings, upgraded facarde, sewage, three phase Aircon, down lights & all the big costly things with our $50k then just added small things like sunken sink, front door handle (to the massive one lol), upgraded doors & the electrical to hang all TVs etc. I really hope our colours work well together :/ My partner, myself & our miss 8 year old are building "The Cleo" with Simonds Homes. The $50k really helps Yeah our timber windows, raised ceilings, air con, stone tops, waterfall ends, downlights, floor to ceiling tiling in the bathrooms, semi frameless shower screens, facade, sheen finish to the cabinets and bushfire requirements all made up the $50k pretty quickly! But it has made us stoked with the house we are going to have, and what we might have had to have omitted if we were paying for it all... We did the massive handle too (it's so cool huh?) and an upgraded solid stained front door. Then we had an extra $2000 credit to use at selections, so we did an upgraded stone benchtop colour, upgraded the oven, 3 feature walls, heat lights in the bathroom etc So much value for not a lot (compared to other places we were quoted for similar inclusions) we got more for a LOT less with Simonds. Great to see another Northern build! I know the exact house you are building well. We looked at it and started speaking with Haydn. We would have stuck with it if it wasn't for our budget. So jealous! We are building in The Gums estate in Mallala, across the road from Tasha on a 1234sqm block. Love the big blocks out that way! Angle Vale is certainly growing and so is Two Wells. Hoping that because Mallala is the next down along Pt Wakefield Road that it will also grow a little bit eventually. My partner is a plumber and also works away, in Roxby, sometimes a month on with a week off. It has certainly made things harder when it came to selections, but we got there in the end! About 12 minutes haha. I haven't timed my drive at all. I thought we went single story big with the Wild Orchid, built by Dechellis, but figure there will be more room to breathe. I've been so impatient the whole way so far and still am. Building is so frustrating. I'm having a moment where I wish we had just bought an established house, but too late now and it will be worth the wait... eventually. Your dogs will love you for giving them the space! I haven't taken my dogs out there yet, my boxer is a bit crazy so he needs lots of room! It's so frustrating & I've said the same to my partner because it's so hard with them working away to hey? And we got our quote for the concrete alone (exposed Agricarte) was $30k because our block is 75metres deep and for the shed then all that garden etc to. If we had brought established we wouldn't have this problem haha but oh well it will be exactly what we want I guess.
