I would of probably put the laundry there and gone garage laundry then pantry - but that's mainly because I have dogs and mud and would want another barrier. Convienance wise it's great. * Love the nooks for displays and decoration, it will definitely add to the feel of the house. * Good storage * Lots of light Things I am unsure of : * Open the door to the main bedroom and "wholla" clothes.... not a great entrance. * Powder room loo flushes really close to where you'll sleep - perhaps insulate or move the powder room to the other side of the hall against pantry ? * Lounge - for me the lounge is where I entertain "formal" guests, eg. inlaws, estate agents, people who don't know me that well - so for me taking them through the entire house to get to the "good" room defeats the purpose of the "good room" as they would have walked past all the mess already and know I am a slob. * the two bedrooms at the front have large west walls and will get hot. * The bedrooms are too far away from the living area's for my preference. if your cooking dinner or doing stuff in the living area's your too far away from the kids. For me it would be a big deal that the kids could walk out the front door without anyone in any living area noticing. Suggestions : It's a biggy but I would suggest moving the lounge section to the front and the kids bedrooms to the back. It would mean swapping the garage store from one side to the other but area wise it would work and it would be a better use of the sun (no bedrooms getting heated up) and a better living area for the kids. I personally agree with the comment about the "good" room but I guess that's an individual thing, your priorities may be different. I think the powder room is to big so will look at splitting that in half and maybe adding in another linen closet. In the first round of the desgin the master and lounge were swapped, I asked for the swap for the master to the front to allow for the storage area and also to get the bedrooms closer together. No, average size block (800 sqm). I'd been wondering if it was a corner block in which case I could see a couple of problems. How's the space for manoeuvering cars into the garage? Don't forget to allow for a larger car you might buy in the future. Being near the neighbour's bedroom they may not appreciate the sound of you trying to park late at night or damaging the fence if it's a tight fit. Also sensor lights. We and our relatives have been through all those scenarios. Even if that isn't an issue for you, we've known of people who simply got fed up of the hassle of getting the car into an unusual garage. The "dead" space between the kitchen and ensuite is well utilised by the pantry and the family/dining area is a lot more open. Master bedroom is also more usable (would have to move the window so it isn't covering the bed area and the robe though), and the area between kitchen bench and alfresco is also more usable (not just a walkway). I like Laurend's version! Yes thats one of the first questions I asked Re: getting cars into the garage. Garage has been made slightly bigger because of it. On the site plan the distance between the south side bounday and the end of bed 3 is 3.5 metres and the drive also carries on past the storage room for a park/turn area. Think the kitchen would be better in that corner, that is a bit of a waisted space, that would make a coridor to beds at the back of the garage. Be careful with the windows in the family dining, with arrangement of furniture. Other than that i think pretty interesting.
