Browse Forums Building A New House 1 May 11, 2008 7:19 pm Hi guys
Just a quick query - I have received two demolition quotes, one including asbestos removal ($13K) another company provided a quote excluding asbestos removal ($7.5K), the second company stating it was difficult to quote given unknown how much asbestos. What are others experiences with this? thankyou Weez Re: Asbestos removal 2May 11, 2008 11:20 pm I have a similar quote including removal of asbestos (around $13K). The house we are demolishing has a fair bit of asbestos, as it's a '50s fibro job. Have both companies inspected the site yet?
Judie Re: Asbestos removal 3May 11, 2008 11:49 pm How can a demolition contractor quote excluding asbestos removal?
I'd have thought that if there is asbestos in the property, any contractor would have to take appropriate measures. They can't knock it down and then leave the stuff for someone else to manage, surely! Ash. Re: Asbestos removal 5May 12, 2008 12:17 pm brittany We paid about $7500 for a fifties house with plenty of asbestos throughout it. I had quotes from $7500 to $13000. We are in the North West of Melbourne. Interesting. $7500 or $13000 for the same job. When it comes to demolishing a house, quality can't be much of an issue - although you would want them to leave the site clean and tidy. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: Asbestos removal 6May 12, 2008 12:38 pm We are in Sydney, this was last year but our demolisher charged us $10K for our double brick single level old 2 bedroom house including asbestos removal.
I thought they are now standard? How can you quote it for $7.5K for not including it? What if half way through and then they found asbestos? Does this mean you have to pay the extra otherwise they will stop all the work?? Re: Asbestos removal 7May 12, 2008 1:14 pm We were initially quoted just under $10 000 for our demoliton of an older 50's style house with asbestos removal of what they could see!
However, once demolition started we discoved that the ceilings had been lined with an asbestos type of lining and this cost us additional... and delays... Also, the worst was yet to come as we soon found that the previous owners or ones before that even, had done some really * renovations and had lined all the concrete areas with asbestos sheeting underneath. This couldn't be forseen at quote stage ... and we ended up having to pay $$$$$'s for asbestos removal and dumping by the TONNE. Our final bill was around $22 000. Apparently, this is not uncommon in older houses. The demo company even said that old driveways often contain some type of asbestos... Re: Asbestos removal 9May 12, 2008 8:20 pm Thanks all, great replies.
MM... this building stuff can be confusing.. The demolisher did visit the property and said the cost for asbestos removal could only be known once demolition commenced and that this would need to be paid for at that time. The house is a 1930's Californian Bungalow Oh well - fingers crossed there is minimal asbestos! cheers all Weez Re: Asbestos removal 10May 13, 2008 3:28 pm Weez Thanks all, great replies. On the day of the demo, I got a call from the demo guy and he said that they found more asbestos under the house and driveway. He charged us extra $600 for the dumping cost ( after much complaint and bargaining from us).
The main thing is to ask for all tip receipts to prove that they are not just making it up. We also paid cash as well, which means it can be at least 10% cheaper. But make sure you get a receipt for that as well - it does not have to be a tax invoice but just something to say you have paid! Re: Asbestos removal 13May 13, 2008 3:56 pm Hi Judie,
Unfortunately, the company i use no longer exist! I tried to contact them to remove some trees last year and the phone was no longer connected and I couldn't find the company anymore. Maybe they are not making enough because they were too cheap?? They want to charge extract $2000 for extract asbestos after finish the demo, but they did not take it after i asked for the receipt. Re: Asbestos removal 15May 14, 2008 12:45 pm The company we used - supplies detailed receipts with the additional tip charges for disposing of the asbestos cement! We had so much to pay because it was the asbestos was lined in the cement - so we weren't just paying for the abestos sheeting (or like) but also the cement! We used a company local to us (DEMOCORP) - and were very professional was start to finish - even though we had to pay so much extra.
