Browse Forums Building A New House 1 Nov 22, 2013 12:24 pm Hi all, pretty new to the site and have got one thread going but thought I would start another as we really are a bit stuck My fiance and I are possibly looking to build with Aveling, but we are just wondering if any of you guys on here have either built or are in the process of building with them? Any feedback or info would be greatly appreciated, BTW we have just secured a block in Vale, Aveley WA... Cant wait to start our build but want to make sure we are choosing the right builder first... Our sales rep was slow and it was frustrating, but everything has been great since prestart. They are currently sorting out variations and drafting plans etc. I have been happy with their service so far, but they haven't had to do too much just yet. It is still early days. Our sales consultant was so slow because he's acting in two roles at the time, it's so frustrating!! but after we signed up all has been going very well. I think it's important to maintain a good relationship with your CL, in their line of work they deal with complaints all the time, I'd email her and tell her how happy we are with the good things they do. So when I email her with issues and request rectification, I'd usually get a very prompt and positive response. We'll be locked out any day now, just got doors, shelving and pavers delivered today. I'll get some pics up on the blog in the next couple of days. We waited quite a while for slab due to weather, but once brickies started to do their things, everything has been happening quite quickly. Good luck with your build! Re: Aveling Homes WA Reviews... 6Jan 20, 2014 2:36 pm Hate to be the guy who uses his first post for a bit of a bash session, but here goes. Aveling are great at many things. Not great at others. Here's our experience: Design - Fantastic. Spoke to Grant out at St Leonard's and he was really helpful in getting the design we wanted... which to be honest wasn't much different from existing plans, but different enough that he was great to hear what we wanted and great to help us try and realise what we wanted (i.e turning our ideas into what we wanted on paper). Prestart - Took a while to be honest. By the time we had finance sorted (we had to sell our existing house to finance the build), we were met with a 4 or 5 week delay to have our prestart meeting. The meeting itself went fine, however we've had to change the look of our front door on two occasions, one of which was because the door we were told we could have wasn't in stock any more. Build - Here's the important part. This has been PAINFULLY slow. Aveling will trot out the "once your slab is down, we're looking at 22-24 weeks on average before your house is completed" line. Don't believe it for a second. Our slab went down in the first week of September (after our Prestart meeting was on June 20, 2013). Since then, we saw our bricks arrive and sit on our slab for weeks. It's now January 20. 2014. This is the 22nd week since our slab went down and we're still probably two weeks from lock-up. All our ceilings are in (apart from one cornice in our ensuite), and the walls still need the white plastering done to them. So if you factor in another 2 weeks until lock up... another 6 weeks maybe until our inspection and then a couple of weeks to fix things up... their 22-24 weeks will be blown out to 32+ weeks. The sad thing is that during this time I've gone through maybe 4 or 5 different contacts at Aveling, and I don't think I can recall a phone call from them attempting to let me know that there'll be a delay, or apologising for a delay. One email I had from my rep (at the time) said that "time wise is estimated and is an approximate when it comes to time and we state that the Average construction time from slab to practical completion is 22-24 weeks. You will note that once the building starts it will progress at a steady rate but I just want to reiterate that the progress from slab to practical completion is an ‘average’ time give." All of this is frustrating on many levels - for starters it's completely against what they told us. Not even in the ballpark. Secondly, we're coming up on a year now living with the in-laws while we've been sorting this out. Thirdly, we've got another baby due in April and I have been unable to get assurances that we'll be in before then. As of last Friday I've had yet another new contact at Aveling and I've emailed her this morning to see if I can get some approximate dates. I don't like my chances. Having said all that - we're really happy with the house as it stands and we think it'll be a great home for my wife, myself and our boys. But holy hell. If I knew that things would take this long, and that communication would be so poor I would've chosen a different builder. Re: Aveling Homes WA Reviews... 7Jan 20, 2014 4:37 pm Further to this.... I have found Aveling to be very very expensive when asking for alterations or additions or changes. It feels like a complete rip off, to such a degree that we always revert back to the standard because changing it to something outwith their normal scope comes to thousands and thousands of dollars. It is very frustrating, tI am at the point that I wouldn't recommend them to anyone because of this. All has been good so far paperwork wise, they answer all my questions promptly, but the fact that I can't have some of the things I want in MY house has really put a damper on it. And it isn't even that I wanted expensive items, its just the markup/"labour" they add to it just ridiculous! Thanks in advance Daniel Our experience with Aveling has so far been positive. Brendan was our designer/consultant and Kirsty was our pre start lady. A+ for both of them. Prompt with communication, heaps of ideas, and they know their stuff. We did do a lot of homework and preliminary costings ourselves before prestart. And we haunted every display home within 100km of the CBD of Perth. We went into prestart with a definite plan in mind, armed with quotes, pictures, photos, colour selection, paint swatches, measurements, kitchen layout ideas, etc etc. We should have slab down in a month. She has basically given us the exact house we want, and we have manged to change a few minor things to allow us to get where we need to be I'm glad things are going well for you, our land doesnt title for a few months yet so have a bit of time on our side with regards to prestart and things like that!! We also started our 1st build journey with Aveling then jumped ship before the build contracts were issued. Our Rep, was great - couldn't do more for us during the design stage and we throught we were getting a real bargain with all the inclusions. It wasn't until he pasted us over that things started going down hill. Website said full house render included but this was an error and they didn't have any record of this. I didn't have a copy myself so it was front only included. That was my fault, I should of kept a record of that myself. They later gave it back after a little argument about it and waived the $3-4k cost. Later that week we got a price variation for work that had already been quoted for $4k? We were told it was going to take 6-8 weeks for the build contracts but I got a email around 6 weeks to say we're half way through preparing your build contract?? So getting a tad frustrated, during a display home outing, we asked Col1ier to quote our house and its inclusions. We had the quote within 24 hours and for an extra $25k, they would take the house right through to "turn key", aircon & paving included. So we jumped! It cost us the famous $4k again in penalties yet we hadn't seen anything since signing the pre-contract. But in the time it took Aveiling to give us their penalty bill, Col1ier redesigned our home from starch to something even more amazing cause Aveling said you walk, you walk without the plan. Signed the pre-build contract AND the build contract 2 weeks after that. No price changes, no variations, price still the same as when they first quoted it. They even threw in a $4k credit for our out of pocket expenses for coming to them. Funny enough, we are holding them up now as our finance is still coming through as our Broker went on holiday. Jumping was the best decision, Col1ier just seems to be a lot more professional!
